Dakota Partners has been one of the most active apartment developers in Greater Hartford over the past five years, and despite some challenges presented by the COVID-19 pandemic, the Waltham, Mass.-based firm remains as focused as ever on the region.
That’s according to Dakota Partners co-founder and President Roberto Arista, who in a recent interview detailed his firm’s pandemic experiences of the past year and its future plans for Greater Hartford.
“We are definitely looking to do more projects in and around the Hartford area,” Arista said.

A new housing development in Griswold is targeting low- and moderate-income tenants.
Phase one of Oak Tree Village opened in early March, featuring 72 one- and two-bedroom units in what the developer, Massachusetts-based Dakota Partners, described as garden-style buildings, utilizing traditional New England architecture. There are two three-story buildings, as well as a separate clubhouse, which will include office space for management, as well as a recreational work-out area for tenants. There is also a small outdoor playscape for children.
Massachusetts developer Dakota Partners, which has been active in Hartford area residential development in recent years, is debuting its latest Connecticut apartment project in Griswold.
Dakota Partners said it has completed construction on Oak Tree Village, a new mixed-income apartment community on Preston Road.
Oak Tree Village features 72 new units within two buildings spanning three floors. Planned in two phases, the entire development will consist of 144 apartments within four, three-story garden-style buildings. Phase I also included construction of a clubhouse for residents.
The community offers a mix of one- and two-bedroom, open-concept style apartments to a mixed-income market.
The project’s price tag and rents weren’t immediately available.
Rockland Trust Provided $10 Million to Dakota Partners Inc. for Affordable Housing Project in Scituate
Scituate, MA- March 8, 2021-Rockland Trust provided $10MM in financing facilities to Dakota Partners for the development of Stockbridge Landing in Scituate. Stockbridge Landing is a new condominium development comprised of 68 two-bedroom townhouse-style units. Out of the 68 units, 51 units will be sold at the market-rate, and seventeen will be entered into the affordable housing (40B) lottery for workforce families. Rockland Trust is ecstatic to be working with Dakota Partners in bringing more affordable housing options to the South Shore, said Keith Dubois, Commercial Lender at Rockland Trust. This project has been in the works for many years, and it has been such a pleasure working alongside Roberto s team and seeing it come to fruition.
Montville Dakota Partners has at last secured approval of its flood management certification application for a planned 72-unit housing development on Pink Row at the former Faria Beede Mill property.
On Tuesday, Dakota Marketing Director Katie Cardillo offered an official statement on the news from the company, noting that construction should resume in the spring of this year. The Flood Management Certification will be issued after the expiration of the 30-day public notice, which should be around the end of February, the statement reads. The 30-day public notice was required as this project needed exemptions from certain state rules, which regulate building in a 500-year floodplain. The state Department of Energy and Environmental Protection conditionally approved the permit, based on our satisfaction of design changes requested. Once the Flood Management Certification is issued, the project can be re-started.
