Forget spring showers; this past April saw a deluge of home resales in Calgary, setting an all-time record for the month.
Calgary saw 3,209 sales last month, an increase of 462 per cent over April the previous year, which also happened to be a record low (571 sales) dating back to 1991.

“Last April was really so bad for sales because of COVID-19 and the uncertainty surrounding it,” says Ann-Marie Lurie, chief economist with the Calgary Real Estate Board, which released April resale statistics earlier this week.

Calgary’s resale market is undoubtedly hot with record sales this past April and so are the surrounding communities, recent data from the Calgary Real Estate Board shows.

In Calgary’s current red-hot real estate market, it can take some extra effort to get noticed.
Nick Davis, 30, and his wife Sarah, 26, decided based on photos alone to put an offer in on a three-bedroom Shawnessy house in March. They knew if they waited a couple of days to get in for a showing, the house on the quiet cul-de-sac with the big southwest-facing yard would already be gone.

Calgary set a new record for April home sales as the market continued to rebound from lows triggered by the COVID-19 pandemic, the city s real estate board said Monday.
The Calgary Real Estate Board said 3,209 homes were sold in the city in April compared with 571 during the same month last year, when economic shutdowns led to a massive sales decline.

It was just a few minutes after a new listing for a $1.1-million home in Canmore went up when real estate agent Jill Law s phone started ringing. Three days and 31 showings later, she had received 11 offers, including one from a family who wrote a personal letter to the seller that included a family photo.
