City staff tells council they can be surgical with provisions in UDO

UDO, which is 330 pages in its current form, includes 14 articles, each pertaining to certain subjects like zoning, lighting, landscaping and others.  Among the most contentious issues for city residents are proposed changes to the single-family residential (R-1) zone district, renamed Low Density Residential in the UDO, and the Traditional Residential Neighborhood zone district, called Traditional Neighborhood Residential in the UDO. Planners say the goal of the changes is to slowly increase housing stock in Holland and allow for a greater variety of housing options.  The UDO proposes changes to those neighborhoods to make it legal in LDR to convert a single-family home to a duplex, as long as the property owner lives in one of the units and the footprint of the home does not change, and to make more properties in the TNR zone district eligible to construct multi-family housing. 

BORO to again talk Edu Fund deficit

The Ketchikan Gateway Borough Assembly on Monday will meet in person for the first time in more than two months to hold a second work session to discuss ways to close an operating deficit in the borough’s Local Education Fund. Monday’s regular meeting also will include an ordinance that would indefinitely extend a 5% marijuana tax in the borough and two public hearings. Local education fund As its first of two items of new business, the Assembly will enter a work session to discuss the ongoing Local Education Fund deficit. Borough staff are currently projecting that the fund deficit in the 2022 fiscal year will be just over $1 million, which if implemented would draw the fund balance down to about $1.89 million.

New development in northern Cove nearing reality

A potential amendment to the city of Copperas Cove’s Future Land Use Plan could pave the way for a portion of a development project in northern Copperas Cove. During Tuesday’s city council meeting, city staff will seek approval to amend the FLUP for Freedom Ranch, a mixed-density residential development, from LD (Low Density Residential), MD (Medium Density Residential) and HD (High Density Residential) to Public, LD (Low Density Residential) and MD (Medium Density Residential). The portion of land that would be amended represents 17.34 acres located along Farm-to-Market Road 116 between Lutheran Church Road and Public Works Drive. When fully complete, Freedom Ranch will span 59.7 acres and consist of eight blocks and 276 lots.

Kevin Walthall: Bremerton s zoning change can be part of affordability

Who’s ready for some good news? The City of Bremerton voted to further loosen regulations on ADUs, allowing two ADUs to be built per property so long as the second ADU gets an off-street parking space. It’s a huge win for property rights, affordability, and letting “old Bremerton” cash in on the booming housing market. This legislation allows us to add units to meet the housing shortage without jarring upzoning. To call it a win-win is an understatement. Socialists, libertarians, and many in between are praising the move. It’s rare that any one policy benefits so many various interests. Thank you, city planners, Mayor Wheeler, and city council for making the right call.

The Ceres Planning Commission unanimously approved a Vesting Tentative Subdivision Map on Monday, Feb. 16 for a seven-lot single-family residential subdivision consisting of seven lots on two acres at 1632 Richland Avenue. The site has a history of illegal marijuana growing operations on it which have been busted by the Ceres Police Department in 2015 and 2019.
