Denver Heights Developer Gerardo Ituarte knows developers often have a reputation of being disconnected. They swoop into a neighborhood, buy up properties to remodel or build on, sell them and exit the scene before ever learning about the history of the communities their construction will impact. In Denver Heights, where Ituarte has finished two townhome complexes while also remodeling two historic homes into boutique-hotel-style rentals, Ituarte insists he’s as interested in the future of the neighborhood as he is in turning a profit. “My dad was a developer and he taught us to think about community regardless of whether we would be living there,” says Ituarte, a Mexico native who moved to San Antonio after working in development throughout South America and in Europe. “This area is gorgeous and there’s a lot of history behind it. To me the most important thing is to promote community.”

click to enlarge Since the downtown area began its housing boom 10 years ago, the vast majority of the apartments created have been either market rate or priced for people earning up to 80% AMI, which housing advocates argue is still beyond reach for most San Antonians.  The Museum Reach Lofts’ lower rents are the first of its kind for downtown San Antonio in terms of new construction, especially when you consider its location in the Pearl area, where rents are the highest than in other regions in San Antonio, according to surveys by housing research firms in recent years. The area, known as Midtown, is one of 13 regional centers outlined in the SA Tomorrow Comprehensive Plan, which calls for a mix of housing options.
