A planned subdivision in Fruita had some neighbors outraged at a meeting this week, while others advocated for more attainable housing, which they said the area desperately needs.
The development, called Dwell, would add 37 units to a lot just under 5 acres. It would include mostly attached dwelling units with 10 single-family houses along its southern border and a 1-acre park. Itâs also surrounded by other subdivisions on three sides, making it an infill development.
Chris Rusch, a neighbor of the proposed development, circulated a petition opposing the project among neighbors that garnered more than 250 signatures. He spoke at a City Council meeting Tuesday, in which they were deciding whether to grant the development preliminary approval for a Planned Unit Development.

JWB Real Estate Capital LLC submitted new conceptual images to the city of its proposed multifamily residential buildings for College Park, the former Town & Country Shopping Center in Arlington.
The Jacksonville-based developer filed the renderings and site plan April 7 with City Council legislation requesting to rezone the property at 903 University Blvd. to Planned Unit Development.
The site is zoned Commercial Community General-1 and General 2 District.
The images show two, three-floor residential structures with a total 24,000-square-foot building footprint and 90 units. The two buildings would roughly have a combined 72,000 square feet.
The center is at northeast University Boulevard and the Arlington Expressway. Built in 1953, it comprises about 200,000 square feet of space on 19 acres.

The Edwards RiverPark proposal is seven public hearings into its review process before the Eagle County Board of Commissioners. Hearing No. 8 is planned Tuesday as the latest opportunity for the public to offer comment regarding the proposal.
The Edwards RiverPark is a commercial/residential planned unit development proposal from a group called Sierra Trail Investments LLC. The project is planned on a 53.7-acre parcel located north of U.S. Highway 6 and south of the Eagle River on land that was formerly the site of a B&B Excavating gravel pit operation. The proposal includes two large condo buildings and a condo/hotel building along with commercial buildings, multifamily residential and townhomes.
