The median existing-home sales price rose to 19.1% year-over-year to $341,600, both record highs. Existing-home sales waned in April, marking three straight months of declines, according to the National Association of Realtors®. All but one of the four major U.S. regions witnessed month-over-month drops in home sales, but each registered double-digit year-over-year gains for April. Total existing-home sales,1 completed transactions that include single-family homes, townhomes, condominiums and co-ops, slipped 2.7% from March to a seasonally-adjusted annual rate of 5.85 million in April. Sales overall jumped year-over-year, up 33.9% from a year ago (4.37 million in April 2020).

The average sales price, $404,606, reflected an increase of 11.3% from March 2020, while the March 2021 median sales price of $342,500 outpaced the previous year by 8.7%. An indicator of how fast the market is moving, median days on market, dropped to just 7 days in March. Housing inventory, or the lack thereof, remains the overarching concern with the current market. For the first three months of 2021, months of inventory has remained at 0.8, while the pool of active inventory has continued to shrink. March 2021’s active inventory was recorded at 6,202— a shadow of March 2020’s active inventory, which stood at 19,061.
