The buyers who a week ago paid a recorded $17.45 million for a new house on Pendleton Avenue in Midtown Palm Beach have put it back on the market at $23.9 million.
A company managed by Joseph Taylor and Hilary Budny of Newton, Pennsylvania, bought the house at 259 Pendleton Ave. in a deal that closed April 20. On Tuesday, the property was relisted in the Palm Beach Board of Realtors Multiple Listing Service.
The six-bedroom house and its two-bedroom guesthouse were developed on speculation by Todd Michael Glaser and a pair of investors. With 8,306 square feet, the house stands on a double lot that backs up to 175 feet along The Breakers’ golf course. The half-acre property is several blocks north of Royal Palm Way.
Ah, the power of a newly renovated property in Palm Beach.
In January 2020, businessman Richard A. Graciano Jr. and his wife, Debra White Dove Graciano, bought a house at 120 Clarendon Ave. for a price recorded at just under $10 million. The couple then embarked on a substantial update of the residence, which was built in 2001.
And now they have flipped the property for $22.713 million, the price recorded Monday at the Palm Beach County Courthouse.
The buyer was Florida limited liability company named after the property’s address and managed by West Palm Beach attorney Paul Krasker, according to the deed and state business records.

One of the original residences in Palm Beach’s Phipps Estate enclave has sold for a price recorded at about $23 million the first time 228 Via Las Brisas has changed hands since it was built nearly 25 years ago.
The mansion is the most expensive ever to sell of the 20 houses with addresses on Via Las Brisas and Via Tortuga, the two streets that border a much larger estate at 441 N. Lake Way in the center of the Phipps Estate neighborhood on the North End.

Northeast Indiana had just half a month s supply of homes for sale in March, a 64% drop from the same month of 2020, according to data released Wednesday by the Upstate Alliance of Realtors Multiple Listing Service.
New listings decreased 15%, to 742. Pending sales increased by 7%, to 742. And closed sales declined by 12%, to 597. The median sales price increased 9%, to $175,000. Half the prices were higher than the median and half lower. Sellers received 99% of original list price, on average, a 3% increase from March 2020.
On North Lake Way
The Glasers bought the North Lake Way house in 2017 for a recorded $5.6 million when it was ripe for renovation. With longtime ties to Miami Beach, the couple said at the time they were attracted to the house’s nautically influenced architecture, which includes porthole windows, a curvilinear silhouette and pipe railings.
With six bedrooms, the house has 6,040-square-feet on a lot with about 65 feet of lakefront and a dock, where the Glasers kept Sea Tabby, their vintage Trumpy yacht.
Agent Suzanne Frisbie of Premier Estate Properties acted on the Glasers’ behalf in the sale last week. Brown Harris Stevens agent Whitney McGurk confirmed he and colleague Liza Pulitzer handled the buyer’s side.
