'Wild times': Fluctuating prices, drop in supply frustrate Fredericksburg-area homebuilders

The procurement director for a Fredericksburg-area building supply company has given up worrying about lumber prices. Thomas Kujawa said that his concern now is actually getting shipments of 2-by-4s, floor joists and other wood products, which have more than tripled in price, from sawmills to Jim Carpenter Co. in Spotsylvania County so he can supply his customers. “There have been acute shortages for two years,” he said. “Last year, the hot ticket item was pressure-treated wood. This year, everything from floor joists to panels to lumber have been in short supply. When you can’t find it, the prices become secondary.”

According to the National Association of Home Builders, lumber prices have jumped 180% since last spring, however, one thing has not decreased – the demand to build homes. Most construction has not slowed down across metro-Richmond as a result of the COVID-19 pandemic.

Remnant Church purchased the Smith-Palmer House at 211 W. Franklin St., where it plans to house offices for Grimké Seminary, its pastor training arm. The church, which has locations in Shockoe Bottom and on Arthur Ashe Boulevard, paid $1.15 million for the three-story, 5,700-square-foot building. It previously housed offices for Sandpiper Hospitality, a hotel group now based in Henrico’s Glen Forest Office Park.
