Skanska USA s fully leased 2+U office building, at 1201 Second Ave., has sold for $704 million. Skanska announced the sale Monday, after King County recorded the transaction. The new owner of record is HS 2U Owner LLC. Skanska retains a 5% stake in the project; the rest is now owned by related South Korean companies Hana Alternative Asset Management and Hana Financial Group. Skanska values that latter stake at $669 million. Public records indicate a $457.6 million loan to the new ownership from JPMorgan Chase. Before construction, which began in early 2017, Samis had granted Skanska a 99-year ground lease for the nearly full block; terms for that are unknown.

Share this article OSTERSUND, Sweden, Dec. 22, 2020 /PRNewswire/ Skanska divests a 95 percent interest in the 2+U office property in Seattle, Washington, USA, for approximately USD 669M, about SEK 5.5 billion, to South Korean financial group Hana Alternative Asset Management, alongside Hana Financial Group. The transaction will be recorded by Skanska USA Commercial Development in the fourth quarter 2020. Hana will immediately begin operations of the 2+U development. 2+U is a comprised of 65,000-square meter (approximately 703,000 RSF) office tower in Seattle s Central Business District and a 2,200 square-meter open-air community hub on the ground floor, known as the Urban Village, with local retail and cultural space. Office tenants include Qualtrics, Indeed.com, Dropbox Inc. and Spaces.
