Um marco referencial para a leitura da cidade, persistindo como um dos símbolos da modernidade urbana do Centro Velho. . . 115 metros de altura / 35 andares (três comerciais) / 160 apartamentos / 6 blocos / 72 lojas / A maior estrutura de concreto armado do Brasil / O maior edifício residencial da América Latina / cerca de 5 mil moradores.. . Projetado por Oscar Niemeyer em 1951, foi entregue para execução a Carlos Lemos. Após a obra ficar parada até 1957, se tornou durante os anos 60 e 70 a imagem da "São Paulo moderna". Com o declínio do Centro nos anos 70, o edifício entrou em decadência e chegou a ser considerado "cortiço vertical". Após a década de 1990, com o início da revitalização do Centro, o COPAN atraiu a classe média, em busca de moradia de qualidade, bem localizada e com preços mais baixos.. .
