Is to make sure you graduate 100 percent debt free it's secondary use would be after you graduate you would do something with it you know might buy a car you might move up in a car or something you might start some investing at that time that's serious and more serious investing you might think about buying a home at that time so you'll have some use for it after college if you don't use it up and I'm thinking you're not going to use it up I'm not expecting anything bad to happen but it will use it for now primary use is the insurance policy than to after college we would use it for wherever you are in the baby steps and whatever purchases you need to make an investment you need to make at that point so all of that said I'd probably sit down with a smart investor pro and I'd probably put 30 of it maybe in a very conservative type growth stock mutual fund maybe like a Growth and Income Fund and I might put the other 20 of it in just a money market that way it's not going to earn much but that's kind of your safety net the other money's invested a little bit better and it might go up you know you might make 3 or $4000.00 a year on it for the next couple of years I've been kind of nice and I had had some money to it so when you graduate it's more than 50 it's ins of being you know 55 or 60 or something something like that and it's not going to do that if you leave it just in a simple savings account but you also sit down with one of the smart Mr pros in your area the people we recommend that don't work for us in the investment business and you know where they are just click smart Vester it Dave Ramsey dot com They can help you do some of each you know some in a money market some into an investment. Oh I'm a full time student and I were part time and my are you kind of variable so I was wondering what the best way to try can get my emergency fund when I don't have a regular income Well you make a list of everything that you need to spend money or want to spend money on and that would include building up the emergency on on that list and then you look at that list and you say what's the most important thing if I have a bad month and I can only do one thing what's the most important thing on the list and then once you've gotten that want to accomplish then you say once I got that done what's the next most important thing and then what's the next most important thing and then you rewrite the list in order of most important to least important I'll help you with the 1st few number one is food not eating out and food in the cabinet so that you don't go hungry food. And eating out is entertainment that's not food. And so I love eating out big fan of restaurants fine fine dining is one of my favorite sports but that's entertainment so then then the 2nd one is you or do you live on your own Are you live in Mom and Dad I would know my own Ok then the 2nd one is lights and water utilities and the 3rd one is rent. So food and shelter transportation utilities so we're going put transportation next you got a car payment. And I don't good Ok you can put gas in the car and paid pay for the insurance and that's the next one so once we kind of gotten food shelter clothing transportation and utilities done then we can kind of start to work on other stuff and that's when you start to build up that emergency fund pretty quick but whatever you want or need to spend money on. But let's say that you are got you know you got clothes in your closet but there's a cool jacket you want to buy Well that's a want not a need it's nothing wrong with buying that jacket but it will be below food agreed . Right and it would be below you paying your light bill you would never buy a jacket and get your life cut off given the already have a jacket so that's a want an upgrade in clothing as a want and really getting your emergency fund in place will be ahead of buying the cool jacket you see how this works you kind of just make your list down to the news look at it and say most important to least important is the way the list is really written in and then when money comes in he goes far down the list as you can no more money comes in you go down the list more the more money comes in you keep going down the list and every so often you have to rewrite the list because you've got to buy more food or more likes once a month anyway at least maybe food every 2 weeks or something but that kind of stuff and you know you get down to on down in the list or some things where you just spend money on something I enjoy I just want to do this after I've gotten past some of the things that are more important than fun you can fritter all your money away on fun and then being kicked out of your apartment already is in Springfield Illinois and really how are you. Thanks for taking my call sure what's up well I'm trying to figure out if it's a good idea for me to buy part of my grandmother's farm she passed away about a year ago and there's 50 acres that none of her children are claiming and it's going to fail. They're claiming and I just want the money from it well there's there's $250.00 acres total and $200.00 of it. The kids want and. You know and they are going to sell their 50 acres correct Ok And what would you use the 50 acres for well I farm raise corn and soybeans I'm paying cattle you already farm in that area. We are one of the not one. Well some of their 5 kids and some of them want their inheritance to be part land and part cash Oh so this is going to meet their cash meet Ok that's cool all right and how much is the how much is a small price. To be about 500000. And I'm guessing you don't have 5 r.k. Lying around. No sir. And and you're not going to be living on this property I know. It's a lot of soybeans brother yeah. Like I tell you a little bit more about my situation. I've got. After harvest all have about $120000.00 in the bank and I'll have about $40000.00 worth of cattle to sell after the 1st of the year and I've got $25.00 acres that's paid for that's worth about 200000 that I would prefer not to sell and my only debt is. About 60000 on some pasture land. Another important part of the situation is that my wife and I live in a brand new house that's been on a farm lease of another property that we rent and so I don't anticipate needing to get a mortgage and also. We raise our own meat and can live very frugally I'm going to 20 ways so you're a full time farmer What's your annual income that you pay taxes on. Profit between my wife and I last year with 70000 and I anticipate that to double in the next 5 years as my dad retires and I think on a more prominent role actually 120000 the Trigon rate I have in the bank has to be reinvested in seed corn or something. I don't take about $50000.00 for me to put in next year's crop so there's a 70 Ok well and I also have the $40000.00 worth of cattle that I'm going to sell. Well I don't borrow money for businesses and you can do whatever you want I don't recommend people borrowing money to buy businesses there's a lot of reasons to do this it will be very normal in the foamy world but the other thing is very normal as you're well aware and you see it happen all the time of the phone in the world bankruptcy and it's huge amounts of debt and as much emotional Pulitzer is on the slam. I just when you do the math in order and put it in priority order it just makes sense yeah I would and so in 9 months I paid off my loans and then I was going through the process of dating and you know when the conversation of oh you know no credit cards like I don't pay for you know the cash for everything came up in a date. You know usually it was a little bit awkward but with Stephanie she was like oh this is interesting like tell me more you know what you mean you don't have credit cards you know how do you buy stuff and it's like oh well it's corny money you know. So he got me hooked on it and I think we were dating for about 2 months and I signed up for f.p.u. And I said I'm going you can come with me in a while. He joined me and that's kind of where it started 2 months into dating y. And it kind of doesn't go 1st conversation elementary That's interesting so you're on a date with Mr software developer the super nerds paid off everything you're like the other in the spectrum 200 grand and dad and he's like no credit cards you're going not only are you intrigued but you also must a comic on gold aka tell him I got this much debt did you have a goal I did mostly because I hadn't even calculated it at that point it was so normal to have debt I just expected to have it for forever then when I thought through that and I had to actually count what was there it terrified me when I found it but it was a huge relief to be able to tell somebody because we don't talk about money and so many people don't so being able to tell him and saying and have him not run away afraid now was number on it you know instead of having this big unknown blob Yeah having a number you can start chipping away at Obama is not like an overreaction Mary kind of guy he's kind of easy got to talk to you so I'm thinking it was too intimidating to tell him but it had to be kind of like. Jill is going to go to you have to be a little bit of that in there I was prepared for him to turn and run away. But. I stayed in so that was that was proof enough for me he stayed and wasn't afraid but you know helped keep me on a path and was an amazing accountability partner all throughout dating you know he stayed there he helped cashflow he not helped he did the cash flowing of the engagement ring the entire wedding the honeymoon and let me focus on debt until we combined our finances after marriage it was and then you knocked it out fast really fast so I get a lot of questions around this why bring it up Ok because people are asking me these things and I don't know because I've never been there but then I'm also curious on the other side of that equation. You know 3 is to refinance the 1st the 1st debt or the 200000 our debt if at all possible even if you could refinance portions of it and reduce the principal that would help I mean if you get 850000 our loan here 250000 or less in there you'd be better off you've already got the dad if we can restructure it and then make the reduction of the debt happen that much faster as a result of the restructure than that's going to be Ok but I think you guys need to . Further I would be scared to be around you guys if you're not willing to sit down and the 2 of you look at each other and go This sounded like a good idea at the time we did it but this was one of the dumbest things we've ever done in our lives because if you make it out of this without bankrupting you know you beat the odds if you took you look to me like a bankruptcy looking for a place to happen you've got no margin you've got a huge gross and some slip you know you have a 10 percent movement in sales you've got a real problem here a real problem.
