One of the last squares on the South Lake Union chessboard for Vulcan Real Estate is the parking lot it owns at 210 Minor Ave. N. From the corner of John Street, the 14,400-square-foot site is north of the new Denny Substation and park, and a few steps west of REI. Vulcan acquired the lot 17 years ago, as part of a much larger land buy.

April 7 will be the third design review for a planned 45-story, 435-unit residential tower at 1370 Stewart St. That triangular block is immediately south of the REI flagship store in South Lake Union. It s north of Denny Way, and just west of Interstate 5. Whether Canadian landowner Arbutus Properties will develop condos or rental units remains to be seen. The last design review was almost two years ago, pre-pandemic.
Perkins+Will is designing the tower, which Andersen Construction will build. The team also includes Magnusson Klemencic Associates, structural engineer; Glumac, MEP; Coughlin Porter Lundeen, civil; Site Workshop, landscape architect; EA Engineering, SEPA consultant; and Lerch Bates, elevators.
