Generating project for San Francisco and we want to make sure the design that we come up with can be implemented with a minimal amount of disruption. A lot of those best practices comes from trade contractors so we want to seek their input early so at the time we go out to bid and begin construction, results in the least amount of disruption to the residents that use the project. We have a plan in place thats been largely modelled after General Hospital project where we also procured trade contractors early on and that has paid huge dividends for us. The hospital is tracking to on time completion and budget and a lot of that has to do with comments we got early on in the project in regards to how to build a building in an occupied area. That since were doing this to give a special shout out to cpmc as one of the great bay area hospitals that responded effectively. That is why we have so many of the passengers and the crews that are surviving this big crash that could have been ten times worse. Having said that, thats just an example why were doing this today because San Francisco will enjoy two brandnew hospitals, 120 bed stateoftheart hospital at st. Lukes will be built. A brandnew hospital, of course, at Cathedral Hill that will have anywhere from 2 74 to 304 beds depending upon the circumstances. But our residents in the bay area will receive guaranteed levels of charity care, medical treatments at these hospitals, and of course with all the other parts of this wonderful agreement weve got innovative improvements to our neighborhood medical clinics, much needed affordable housing, transportation improvements and Pedestrian Safety for all of our neighborhoods.
