The port has serious unfunded Capital Needs that must be addressed for the continued safe enjoyment of the waterfront. It is great to see this project privately funded by a developer. I know personally what it is like to invest a lot of money and wait 7 to 10 years and hope that my investment does not get wiped out by a recession. This project will result in increased land value and port revenue. A nice new neighborhood will be created and add to the urban fabric of the city.
