Plans for Stratus Estates, a 226-lot cluster subdivision, were approved unanimously by Sussex County Planning and Zoning Commission at its April 22 meeting.
The community, formerly known as Cool Spring Meadows, will be located on a 188-acre parcel on both sides of Stockley Road and the northwest corner of Cool Spring Road.
Commissioner Kim Hoey Stevenson said she was concerned the amenities would be in one section of the community divided by a road. “However, I do support this because the design is exceptional with so much open space,” she said.
She said the developer proposes to preserve 112 acres of existing trees on the property, or 88 percent of the total woods. She said 70 percent of the parcel would be open space, with 78 acres of contiguous open space in the forested area.

Delaware Shore Artists Group members will exhibit a wide range of original artwork and prints in the Barn at Lavender Fields farm in Milton from 10 a.m. to 4 p.m., Thursday, May 27 to Tuesday, June 8.
Art and nature lovers can meet the seven local artists during a reception set for 1 to 3 p.m., Sunday, May 30.
This exhibit provides the public with the opportunity to view more than 40 works of art, all available for purchase.
Exhibiting artists are Jane Duffy, Joyce Koeneman, LaVerne McIntyre, Bev Morgan, Renata Price, Margie Spaulding and Phyllis Zwarych.

After nearly six months of closure, a sense of normalcy flooded MOXI, The Wolf Museum of Exploration + Innovation as little kids zoomed around from exhibit to exhibit, eager to get their hands on one of the many interactive displays the Santa Barbara museum offers.

One of the largest residential-commercial developments in eastern Sussex County history is under state agency review through the Preliminary Land Use Service process.
Carl M. Freeman Companies has plans to develop Cool Spring, a 539-acre parcel off Route 9 between Lewes and Harbeson, which also encompasses both sides of Log Cabin Hill Road and Cool Spring Road, and the east side of Hudson Road.
Included in the plans are 2,000 residential units, 77,100 square feet of commercial and 86,000 square feet of mixed residential and commercial.
A conceptual plan, filed with state planners, includes a 60,000-square-foot YMCA, 40,000-square-foot grocery store, 12,000-square-foot clubhouse, and 14,000-square-foot hotel with another 37,100 square feet of mixed residential and office space. Apartments, rentals, townhomes, single-family homes, duplexes and villas are planned.
