A commercial and residential construction boom, which continued during last year despite the pandemic, helped boost Marion County’s 2021 property value to the highest level ever, according to a preliminary estimate released Wednesday.
The value of local property increased by 7.01% to $24.14 billion in 2021, surpassing the previous high mark of $22.55 billion last year and $22.35 billion in 2007, according to preliminary data released by the Marion County Property Appraiser’s Office.
The overall preliminary taxable property value is projected to be $1.59 billion higher than the final value for 2020. There has been a $3.2 billion increase in taxable property value in the past two years combined. That is an increase of 15.43% in two years.

MARTIN COUNTY The taxable value of property in unincorporated Martin County and four of its municipalities increased this year, with the jumps ranging from 2.7% to 9.7%.
Only one saw values decline, according to the Property Appraiser s Office.
Indiantown’s taxable value decreased by 3.3%, according to the preliminary tax roll. Florida Power & Light Co., which makes up 90% of the village’s tax base, closed its coal-burning plant last year, creating the loss in taxable value, said Karl Andersson, chief deputy of the Property Appraiser s Office. Indiantown s early estimated tax valuation is about $2 billion.
The estimated values, which by law must be released by June 1, will be updated July 1, and will be the basis for county, school and local officials to set property-tax rates during the summer budget meetings. The 2021-22 budget year begins Oct. 1.
County budget: Property tax rate steady with revenues on the decline
Leon County officials are predicting a decline in collected property taxes despite an increase in property values.
Staff is recommending holding the current millage rate, $8.3144 for every $1,000 in assessed property values, as they wade into crafting the 2022 budget. Collected taxes are projected to total $7.42 million, a $1.8 million decline from what was brought in last year. Property values are expected to increase by 5% but firm numbers will not be available until July.
Leon County Commissioners will get their first look Tuesday at what is expected to be another lean budgetary year as the local economy rebounds from the effects of the coronavirus pandemic. Despite the uncertainty, there are no projected shortfalls.
