Photo courtesy: TGCI EMNACA, LLC Twenty new condos are planned for land abutting Red Brook Road and Cranberry Highway in a new 40B development called Settler’s Glen proposed by the cryptically-named developer TGCI EMNACA, LLC. Across the way from the proposed location of Settler’s Glen is Woodland Cove, a 150-unit apartment complex approved for the current site of the Starlight Motel at 3102 Cranberry Highway. Settler’s Glen would include five income-restricted units. The development could help the town reach the ten percent affordable housing threshold. As long as Wareham’s housing stock is made up of less than ten percent affordable units, it has little recourse to prevent developers building under Chapter 40B rules, which allow them to bypass some local zoning and planning bylaws.
