Work to begin on Luling Business Park and Enterprise Center Construction is scheduled to begin later this year on the Luling Business Park and Enterprise Center, a light-industrial distribution park in St. Charles Parish. The site at 260 Judge Edward Dufresne Parkway is 24 miles from downtown New Orleans and 11 miles from Louis Armstrong International Airport. The first phase of construction will include a 250,000-square-foot Class A distribution building, according to the project’s website. The park is being developed by Rio Morado LLC, owned by the Besthoff family which has developed many other properties in the metro area. “We see a need in Greater New Orleans for large, modern distribution facilities with high ceilings, 50-foot column spacing and ESFR sprinkler systems,” family spokesman Andrew Marcus said in a news release. “We will begin to meet this need by building a 250,000-squar- foot distribution building within the overall master plan of the site, which calls for over 1 million square feet of flexible distribution space. After extensive due diligence, we believe this is the best possible development site for distribution in the region, and St. Charles Parish has been great to work with through the whole process.”
