As a kid, magic tricks are amazing because we think there is magic. As an adult, magics tricks are amazing because we know there is no magic. Lenders know that financing a home is not magic, done through sleight of hand. Quite the opposite. Getting a mortgage while you’re grabbing a cup of coffee is misleading, and MLOs bear the brunt of educating borrowers how much arduous work it takes to satisfy them. STRATMOR Group and CFI Group released annual report findings this week for their MortgageSAT Customer Experience Program. The industry’s largest benchmark, based on more than 263,000 surveys in 2020, showed wide swings in customer sentiment over the past twelve months due to pandemic-related factors like capacity strain, extended cycle times, fulfillment burnout, new hiring, and widespread adoption of the work-from-home model. For example, ....

Okay boys and girls, besides it being a snow day in the Northeast, and Groundhog Day and Punxsutawney Phil s 135th prognostication, here is today’s short video math lesson: Snow+Pandas=Fun. Continuing with the four-legged theme, Chrisman LLC was dealt a blow to its morale yesterday when my cat Myrtle balked at joining the Super Bowl pool. She was nonpussed, uh, nonplussed when I assured her we could the draw numbers in person, unlike using Zoom which appears to be what a lot of people are using, but she was had no interest and actually seemed irate. How do you like dealing with an irate client a month after a loan funds? Or if you owned a store, dealing with a return a month later? Following 2020 s holiday shopping season, real estate firm CBRE estimates that more than $70 billion worth of online purchases will be returne ....

In his Saturday Morning Cup of Joe, Jeremy Potter quipped, “The word ‘homeowners’ has the word ‘meow’ in it. Good luck unseeing that from now on.” Plenty of people are out there predicting the path of homeowners and homeownership. And there are those that say, “All forecasts are wrong, but some are useful.” It has certainly been interesting hearing forecasts about the direction of rates (relatively steady with a bias toward increasing gradually), new regulations for lenders (relatively steady with a bias toward increasing gradually), and even residential lending IPOs. (The current STRATMOR blog is, “Lenders and Vendors Going Public: Pros and Cons”.) ....

I hope that everyone had a happy solstice yesterday, with a few folks writing to suggest that “It is the shortest day, of the longest year, of our lives.” Given my background in capital markets I am regularly asked how some lenders offer lower rates than others. Freddie Mac’s survey has continues to point to mortgage rates dropping, even when “rates” aren’t doing much. The answer is simultaneously simple and complicated (borrowers can pay plenty of points to buy it down, or the lender calculate the value of servicing differently), and one of my commentaries from earlier this year spells it out well. I encourage you to skim through the “How are Mortgages Priced” section, or pass it along to any MLO pointing at some of the headline-grabbing rates in the market (like 1.99 percent for a 30-year fixed!?!). Mortgage p ....

“We were so poor when I was a kid that we couldn’t afford tinsel. We had to wait for Grandpa to sneeze.” At the opposite end of the economic spectrum, these NBA players had some fun with Jingle Bells. Athletes like NBA players file taxes not only in their home state, but they are also subject to taxes in every state in which they play (work). Working from home still? Can you write off your dining room table and chair since it is your “home office?” Maybe. Maybe not. Ask your company’s CFO or your accountant. There are many holiday-sounding places for homes in the United States. More than a dozen places have Holly in their names, including Mount Holly, NC (population 16,257), and Holly Springs, MS (7,798). There’s also Snowflake, AZ (5,995), Santa Claus, IN (2,411), North Pole, AK (2,094), Noel, MO (1,807), and, ....
