We have 4 apartments that are red for occupancy. That have been med ready. 2 are on lark street and asked referrals for the 2 apartments. One of the 4 units this are ready on eddie street and another on buchanan. The 2 latter units held for emergency transfers. Resident who is asked for a transfer and we approved asks thats kwhat red units are for. Commenting on work orders for the month of june of 2023 we received 28 work orders from residents. As of today awful those are complete except one. That one incomplete waiting for carpet we tried to schedule 3 times that ran in conflicts be with personal schedule. I locked into the time it to being to complete the work orders. And all of the work orders remember complete within 48 hours of asks made. Boundary vehicle toe. We are working with the city and Housing Authority to mirror other Successful Development toeing operations. Or events. Upon one challenge it is a private street t. Is not illegal to be illegally parked there. It is challenge thanksgiving is manage we are working with the city on and hope to have success in the future. Resident Service Services on site from the fell restoration home and service. Some of them are it the summer kick autopsy 30 residents were present there. There are services that are supporting residents with rental assistance. Recertifications with partnership with the Property Management and they are helping accessing units for emergency recompares work order and providing support with payment plans for the residents employs Wells Building reps and helping the residents with the procedures of policing workeds on site. Okay when you talk about the repairs about how many complete exclude outstanding. Combh i know you mentioned the average process is 2448 hours. Which is good but did not talk about the out liars and whether there are any. It is helpful to have that broader context. When you talk about Committee Meetings. It it is helpful to have been how many attended but does not say how many what is the large are population. You say 30 residents attended is it 30 out of 35ment 30 out of 600. What is the impact you have . I will speak to the work order slide the Property Management slide we indicated we had done 28 or 38. 28ed work orders in june from june first to 30 we received 28 requests from residents to do a repair. So 27 of those requests are complete. And all of those requests except upon one was completed within 48 hours of receipt. Only one not completed is carpet replacement. We have schedule today 3 separate times with the resident the resident the first time indicate there wassed a personal problem. Not feeling ll well or prepared. Now my conference a residents came and she said that there was a power outage or Something Like that and last over several days. And all the food was spoiled and they were getting no help from the misdemeanoring company on the property. And she mentioned you by name. And i was like well, go become to the management company. It does not seem like you should be without power for 34 days. And couple had small kids. No heat. There was they were not being placed in another unit until they fix temperature were you aware of this power outage with the several units. And if so, has it been resolved next tuesday when i gill dont want them running back to me. And if you know when caused that so it does not happen again yes, maam. If we are talking about the same outage there was a large outage when we had the record storm. And there was a tree that took down the power that supplied potrero. And we engaged the utility commission. Pg sxeshgs. Pg and e because of the disaster california was experiencing the california was experiencing. There were delays around they sent a gas technician. Thats all they had to send. And that technician was there to security site while we waited for the electric technician. So it was a lengthy press we were able to get participation and gets gears moving quicker it was during that state of emergency, california was experiencing. When you say storms this person came that this happened prior within the last 2 weeks. Okay. They approached me last tuesday and saying the previous week. We didnt have storms. I can speak on that. Okay. With the megaphase they have take off certain buildings because they shut it is sfpuc, thats the Electric Company that is responsible for the repairs example when they shut off the electricity it affected units and that is something they are working on now. And we are in contact with them and they are make the repairs. Also i know who you are talking about. This person is using too much electric in unit and over power and exploding their breaker we have records of us repairing that with multiple work orders okay. It was several units they were out has it been restored temperature has. The power is on. They still have to do something with the main break and are working on that now from my upon understandses i was there today no one without power. If the power doeses out we know how to turn it become on. Okay. Thank you. You are welcome maam y. Piggyback on that given the facts you state when you talked about spoiled food are there any anything that can be done given facts you state regarding claim you can file. We have been referring to Residents Services for assistance. Yes yes. We know the food banks have food we want to make sure that families are made whole. Okay. In addition we. Ed share our progress on the abandoned vehicles that have been on the property of the addressed the abandoned vehicle issue. There are a couple. The properties that the abandon vehiclesos City Property expect go through that process now. What we do is dial 311 and request a tow spikt ticket this guess on Parking Enforcement the city tickets the vehicle takes 13 weeks and the city tows the vehicles on City Property. On the streets. And we are working with the Police Department and as such that process we are finding has been accelerated. We know park enforce am has the entire city. When we engage pd, it bridges the gaps and willing to move properties the abandoned vehicles off the property quicker as far as on the Authority Property our processes are as follows. First a list and ask sfpd to determine whether the vehicles are stolen if not we post an of 72 hour notify on the vehicle if it remains after 22 hour its is towed from the property. If the vehicle is stolen the pd contactses internal division and remove stolen vehicle. And their domain. I lost way you are towing the cars it was an eye sore i and notice a number of good afternoon i see the stickers i dont walk up and read the sticker i dont want problems but i see the stickers and commends you for your hard work. It is showing a lot of improvement in sunnydale in the parking lots people who have cars. Who can park dollar now. My concern is sometimes the driveway has so many holes, glass, some dont want to drive in there they will pop their tires. Is there anything done than i can clone or as they tow clone that glass out . This it is in the process. Making sure we have the cars that can be moved that are operable so when the time come to reconstruct that to level it out it is safe. We can. There are phases the first is getting rid of the abandoned vehicles then post notices and the contractor come in and get the permit. If someone say this is is my vehicle im fixed no problems still bring what expired registration. Community we have a willing so we are understanding this they are in the process of getting their vehicle become on the road. They dont have it and we toe and punch the numbers. Someone say this is is my car and im fix federal than i dont have a current insurance and registration and refuse to bring that in is your next step towing. Correct im very lean yenlt the last thing i want is for there to be a safety concern. I dont the the tenants to retaliate. Letting them know what my job is than i are air part of San Francisco housing we realize the vehicle is intricate in the daily tasks and needs for family. That proposal we reported that we had 30 of waste waste hauling deficit containers on the property ricology has been placed on notice for failure to provide the containers despite requests. Contract with hall to remove items and services have been made has made a marked improvement for the site conscience. Sick million of 576,000 above the approved budget. The admin revenues higher by one. 3 million due to the fee made to fsha after the reconciliation. Our fees based on units versus the fees dispursed. Based on this each awarded additionaling fees or dispursements. Awarded 1. 1 additional dispurse ams. Operating expense for year to date basis was 11. 8 millionful verse you the budget 47. 1 million. The 2. 3 million saving in expense due to a 3 factors. One, the delay of the start of bilge off set third party vendors. And expense. Revenues on a monthly basis like for the. Program. Background the program debegan in 2021 and awarded 906 vouchers. The revenues back you to in 2021. With the issuance of the hopzing to residents. Upon are to start. As a result revenue and cash accumulated. Some in default revenue. Ramping up aggressive will issuance of vouchers and housing. And to date issued 741 vouchers and housed 609 residence. That is the important take away from 906 vouchers the result is the ramping we have seen the subsidies for you on a monthly base you. Thank you for getsing throughout presentation. If you could just more plain, explain the vaerns. Part of the subsidy we are getting. In twenty 21 and so now we are not on a monthly base i we are sporadically. We know the money we will get from the subsidy not in a timely basis. So as we work through the end of the year we will see that fund in line with what the budget simple 7 eightyfour,000 on the other revenues 2. 5 million that the money default revenue. Once we receive the expenses in the invoices from hsh inkershawing upon upon know expenses associated with vouchers we will remove that and put it in revenue. At that point we will have revenue matching. Got temperature thank you. Hud provide one time service fee of 3, 500 voucher. Of that whole revenue is use it for tenants. Spends for move and expense. And the Services Provide to tenants. We got a letter from hud stating this is where the funding is the and subsidy used to pay for the pension costs incurred by the person now who Public Housing. The plan to use part of the subsidy we have for Public Housing we covered all of them. This was for potrero and using for Public Housing the liability now sitting in the Public Housing program. Once we finalize the process we are going to try to the liability. Years ago a concern or issue over payment in workers comp . Issuing soucher so we can use the reserve to provide previous better than for currently housed in section 8 program. The difference with the practice from hud and our expenditure.
