A new $11 million, 135,000-square-foot speculative space facility will be constructed in San Marcos, the Greater San Marcos Partnership announced Monday.
Live Oak, a Texas-based real estate development and brokerage services firm, will construct the 135,000-square-foot industrial space for operations needing a newly constructed building.
“The corridor between Austin and San Antonio continues to see rapid growth in investment, infrastructure and workforce talent,” Live Oak Vice President Ryan Whalen said in a statement. “From a long-term investment perspective, we believe that San Marcos is a great place for us to plant our flag.”
The industrial facility, which will be called Barnes 35, will be located at 320 Barnes Road close to Wonder World Drive and Interstate 35. The San Marcos Consolidated ISD Board of Trustees approved several items regarding Centro Cultural Hispano de San Marcos following a nearly two-and-a-half-hour executive session.
The board convened in closed session during Monday’s regular meeting to discuss a tri-party agreement between SMCISD, the City of San Marcos and Centro Cultural Hispano de San Marcos; an amendment to the commercial lease between Centro and SMCISD; and to discuss a Memorandum of Understanding between Centro and SMCISD.
The change to the commercial lease allows SMCISD, which owns the land, to limit the lease to a five-year term at any time during the lease term, which currently ends in 2042. The MOU between Centro and the school district is for the purposes of outlining grant funding and a potential repayment of grant funds received by Centro from the City of San Marcos’ Community Development Block Grant. San Marcos Consolidated ISD will continue its COVID-19 vaccine effort by partnering with Curative Inc.
SMCISD Director of School Safety Doug Wozniak said during Monday’s board of trustees meeting that Curative was open to any customization with the partnership. He said there is interest in mobile vaccine sites and fixed sites throughout the summer.
“That’s very encouraging that they want to work with us,” Wozniak said. “They said we’re clearly one of their best customers as far as citywide and what we’ve done with the test. So, they wanted to take that on with us. We should begin that work as soon as we hear from them.”

The San Marcos City Council approved wastewater rate calculation adjustments to minimize the impact of Winter Storm Uri on residents’ bills during its Tuesday meeting.
The new, temporary calculation adjustment will begin this month, ensuring customers are not overcharged in the upcoming year as a result of the unprecedented winter weather event.
Residential wastewater rates are normally calculated annually by averaging the three lowest outdoor consumption months of the year: December, January and February. The average is then used to bill monthly amounts for a full year.
The adjustment will exclude February 2021 from the calculation, accounting for potential distortions in consumption averages because of damaged pipes or faucets that were left dripping during the prolonged freeze.
