The project, dubbed Iron Horse Business Park, would take shape on a 230-acre site split about 60-40 between Ashland and Hanover.

Straddling the Goochland-Hanover line, the 14-lot park is expected to meet a growing demand for light industrial space in the Richmond market, which was recently listed as the 13th tightest industrial market in the country.

The office and warehouse buildings would add more than 250,000 square feet of industrial space off Williamsburg and Charles City roads.

The massive mixed-use project is planned to bring hundreds of apartments, a hotel and new office buildings to the former Anthem campus near Willow Lawn, which is slated for its own transformation.

The $450 million plan calls for nearly 1 million square feet of new construction on the 29-acre plot, which is envisioned as a "gateway to Henrico Country from the City of Richmond," said its developer.

Developer Larry Shaia is seeking approval for a 97-unit age-restricted development that would be Hanover County's first 55-and-up rental community.

Developer Rebkee Co. has filed a revised plan with Henrico County, whose EDA owns the bulk of the undeveloped tract across from the Amtrak station.

Baltimore-based Merritt Properties is looking to rezone 14 acres at the entrance to the Park Central office park, just east of the planned arena-anchored development.

The 14-lot park is one of two industrial rezonings to be voted on by Goochland supervisors today, along with Crescent Communities’ plan for two new spec buildings near Rockville.

The bulk of the land is owned by the Henrico EDA. It’s unclear who the tenant will be for the drive-thru building.
