So we face the difficult challenge of trying to find a solution to continue a great institution, the flower market, even though there are different interests between the two parties. That being said, we made tremendous progress by resolving the financial terms and the agreement between kilroy, the flower market and the tenants. They are mostly finished, which im happy to say. However, we are not near closure with respect to the design of the physical market. It has always been the understanding by the flower market and by the tenants that one of the Community Benefits that would come with the project was the continuation of the flower market and as john kilroy himself told us, we would have a world class flower market. There was one woman who traveled three hours three hours one way from stockton so she could have a good job in San Francisco but had to travel three hours.
