Maharashtra housing minister Atul Save plans to study the Gujarat model of effective recovery mechanism under the Real Estate Regulatory Act (RERA) for possible adoption in view of the low execution of recovery orders in the state. The Union ministry of housing and urban affairs has directed states to follow the Gujarat model. Saves department will evaluate how the mechanism can be implemented in Maharashtra.

The state government is set to constitute a separate monitoring authority for redevelopment projects to ensure the timely completion of projects. A separate regulatory authority will be appointed for monitoring redevelopment projects in the state under the new housing policy, which will be announced in January.

This means a sum of Rs 380 crores will be waived, benefiting 50,000 residents. The service charge had been increased between 1998 and 2021 but this had not been implemented.

The MSWA has written to the minister with a proposal for regulatory authority to focus on the redevelopment of housing societies.

The Minister further stated that the demand for housing in the state needs to be fulfilled with more real estate development taking place while highlighting that for MHADAs 4000 homes, over two lakh applications were received indicating the strong demand for housing. He requested real estate developers to come forward for redeveloping SRA & MHADA projects and also support in the second phase of PMAY.
