A wave of new development is in the works for one of the Fan’s main thoroughfares that’ll bring to the neighborhood dozens of new townhomes, duplexes, apartments and more. 

NoVA-based Sugar Mill Construction received city approval for the three-story development at 1005 Westover Hills Blvd., following the expiration of a previous permit for a similar project there.

The project from local developer Dorado Capital would fill 30 acres on the north side of Nine Mile Road behind a new Henrico County fire station that’s under construction.

Housing nonprofit Project:Homes is behind the $20 million project, which will rise five stories and replace a century-old former coal storage facility on the site.

The site is next door to an undeveloped parcel where an out-of-town firm is planning an 84-unit housing development.

"We're going to stay here as long as we possibly can,” Legend's Dave Gott said. “Our idea is to hopefully have a little control over what might be developed on this site, should there be any further development on it.”

A vacant lot along Monument Avenue is planned for a three-story apartment building, while a site in the middle of a block farther west is being eyed for a six-home development.

A Charlottesville developer has revealed its plans for the 2-acre site it purchased earlier this year for $3 million. 

The renovation by Tilt Creative + Production comes three years after it bought the 150-year-old property, and coincided with another building rehab next door.

The 12 modern-design townhomes bookending a central courtyard is designed after a similar development in Portland, Oregon, developer Harsh Thakker said.
