A private Edmonton developer has received grant money from the city and is turning the old downtown YMCA building into affordable housing.

Edmonton councillors agreed Wednesday to put $16.7 million of the city&#39s "affordable housing" grant money toward 276 below-market or near-market rental homes.

As Edmonton's Old Strathcona neighbourhood welcomes new businesses this year, its business association hopes the activity leads to more foot traffic and filled commercial space.

Beljan Developments project is its latest to breathe new life into a historic Edmonton structure.

A local company is pitching to build a low-rise commercial space and a mid-rise residential building next to the historically significant Canadian Pacific Railway Station in Old Strathcona. 

Owner Beljan Development, which purchased the property about a year ago, plans to revitalize both. The first floor, nearly 8,500 square feet, will offer up to six retail spaces available for lease, and will include a large overhead door reflecting its automotive roots.
