Gujarat RERA plans to buy a Guda plot near Sargasan for its new headquarters. The plot is expected to cost around Rs 44 crore. The new office complex, RERA Bhavan, will house the RERA authority and the tribunal.
Previously, some developers would submit outdated photographs in quarterly progress reports (QPR) and provide misinformation about project completion to tax authorities to manage their profit tax liability.
Senior officers in RERA said that currently, around 200 project registrations are pending just because developers have not responded to queries raised by the authority.
Sources in the industry say there are many files pending for registration as the state’s real estate regulator did not have a chairperson for a long time and the functioning of the authority is likely to take a while to return to normal.
Ahmedabad: Many developers sell units at relatively low rates before they get Rera approval. This contravenes Rera regulations, which stipulate that developers cannot sell such units. It also leaves the buyers vulnerable as they will not be given protection under the law.
The issue revolved around the 1% state construction cess on the total project cost of a real estate development before the city civic authority grants building use permission (BU).
Gujarat High Court: The court’s remarks to the government, to not cause delays in the appointments, came after Justice (retd) R M Chhaya was appointed chairperson of the RERA appellate tribunal last week.
The court gave the interim relief upon the builder’s assurance that he would deposit the Rs 1.48 compensation to buyers that RERA had imposed upon his firm for delaying the possessions.
In July this year, retired IAS officer Anita Karwal was appointed as the chairperson of GujRERA. The post had been lying vacant since November after the then chairman Amarjit Singh retired.
