Many vacation rental units continued to be unavailable in West Maui in September due to the Maui wildfires that occurred in Lahaina on Aug. 8, 2023.

The island of Hawai‘i vacation rental supply was 209,100 available unit nights (+26.1% vs. 2022, -4.6% vs. 2019) in September. Unit demand was 93,100 unit nights (+12.0% vs. 2022, -27.2% vs. 2019), resulting in 44.5% occupancy (-5.6 percentage points vs. 2022, -13.8 percentage points vs. 2019) with ADR at $214 (-4.9% vs. 2022, +46.6% vs. 2019). Hawai‘i Island hotels reported ADR at $373 and occupancy of 66.4%.

Due to the Maui wildfires that occurred in Lahaina on Aug. 8, 2023, many vacation rental units in West Maui became unavailable for the rest of August, resulting in dramatic decreases in unit night supply and unit night demand in the West Maui area.

There was a larger supply of vacation rentals in July compared with the same month in 2022, but demand and occupancy were down, according to a recent report from the state Department of Business, Economic Development and Tourism.

Maui County had the largest vacation rental supply in the state in April 2023. In comparison to pre-pandemic April 2019, ADR was higher in April 2023, but vacation rental supply, demand and occupancy were lower.

The State of Hawaii Department of Business, Economic Development & Tourism (DBEDT) issued the Hawaii Vacation Rental Performance Report.

While gains were realized in month-over-month data, Maui’s vacation rental supply, unit demand and occupancy in February remained down double-digits from pre-pandemic levels in 2019.

Maui County last month had the largest vacation rental supply and average daily rate of all four counties, according to a state report released Thursday. 

In comparison to pre-pandemic November 2019, average daily rate (ADR) of Hawaii vacation rentals was higher in November 2022, but with lower occupancy.

Maui County had the largest vacation rental supply of all four counties in November, with 189,300 available unit nights (-15.6% vs. 2020, -37.8% vs. 2019), according to the Hawaiʻi Vacation Rental Performance Report issued by the Hawai.i Tourism Authority.
