Midas of Richmond owner Mark Smith confirmed he is under contract to buy the property at East Broad and North 21st streets, where local developer Zac Frederick had once planned a residential infill project.

The buildings at 917 and 919 W. Grace St. currently house Ipanema Cafe, Verify Recording Studio and Refine Hair Studio, and was previously home to a fraternity that recently moved out.

Crescent Development and Spy Rock Real Estate are behind the project, which Crescent's Zac Frederick describes as intergenerational housing, with a mix of units restricted to different age groups.

Zac Frederick’s Crescent Development listed 2018 E. Broad St. for sale earlier this month, with approved plans and permits included for an 18-unit project.
