Real estate investment would go stagnant, commercial property go unimproved, and construction jobs go away if President Joe Biden succeeds in chopping the popular tax accounting regulation known as a 1031 tax-free exchange, some real estate specialists say. It could freeze the market, said Ford Price, managing partner of Oklahoma City brokerage Price Edwards & Co.
Section 1031 of the Internal Revenue Code encourages investment by letting sellers postpone paying capital gains taxes through a series of exchanges. Taxes only come due when there is a sale not followed by another purchase without reinvestment.
Biden wants to end the tax break for gains greater than $500,000 as part of his American Families Plan. It s part of his broader plan to finance child and elder care.

Japanese flavors spring to the forefront of Delaware’s dining scene as these six local eateries practice the Land of the Rising Sun cuisine.
When Robert Lhulier isn’t in the kitchen, the private chef bellies up to the sushi bar at Takumi in North Wilmington, where sushi chef Hideyuki Okubo prepares an amuse-bouche, a paper-thin slice of pearlescent flounder folded around a shiso leaf, served with ponzu sauce and fresh ginger.

Takumi means ‘artisan’ in Japanese, and that’s what Chef Hideyuki is,” Lhulier says. “He has put out beautiful, fresh sushi and sashimi for over 20 years.”

After nearly three years of waiting, San Franciscans might finally get to shop at the city s very first H Mart outpost in April.
The popular Korean grocery chain, which is based in New Jersey, told SFGATE that it anticipates opening its new location at 3995 Alemany Blvd. sometime this month, though an official date has yet to be announced. More information about the opening is expected to be shared on its website.
