A team from Continental Global Ventures LLC and an attorney representing them presented their plans for 2-24 Pimpewaug Road to the Planning and Zoning Commission last month. Days later, on May 4, the town’s Historic District and Historic Property Commission expressed concern with the rhetoric surrounding the proposal.

Atlanta-based Columbia Ventures LLC could receive $893,883 less than requested in city incentives for a $60.8 million plan to convert the historic Union Terminal Warehouse to apartments. The Downtown Investment Authority released a term sheet May 10 that shows its board will consider $8.28 million in forgivable and deferred principal loans for the affordable housing project through the Downtown Revitalization and Preservation Program. In its report, DIA staff said only $52.9 million of the project costs are eligible expenses under the program, resulting in the lower incentives offer. The report says that $7.9 million comprises developer fees, expected tenant improvements and reserves. In April, a Columbia representative said the company was negotiating for $9.2 million in gap financing to complete the 228-unit adaptive reuse project at 700 E. Union St. near Jacksonville’s Eastside.

At least 10% of the units will be dedicated for households earning no more than 60% of the area median income under the terms of a pending development agreement. The purchase agreement, which was entered into on Oct. 28, requires that the State Historic Preservation Office determine the appropriate treatments are in place to avoid and mitigate any adverse effects on the physical features and historic character of Historic Old Central. Historic Old Central opened in 1892 and was modeled after the Allegheny County Courthouse in Pittsburgh. The Richardsonian Romanesque-style school was designed by Emmet S. Palmer and Lucien P. Hall. The building served as a regular high school until 1971 and was placed on the National Register of Historic Places a year later.

The Tennessee State Review Board will meet to examine the proposed nominations on Wednesday, May 19 at 9 a.m. The board is a function of the State Historic Preservation Office, which is under the Tennessee Historical Commission. May 7, 2021 Five preservation projects around Michigan were honored on Thursday with Governor’s Awards for Historic Preservation, including Thunder Bay Island Light Station in Alpena County. The annual awards program recognizes historic preservation achievements in Michigan. The projects were awarded Governor’s Awards for Historic Preservation during a virtual ceremony hosted by the State Historic Preservation Office (SHPO), the Michigan Economic Development Corporation announced Thursday. Communities represented by the projects include Pokagon Township, Dearborn, Flint, Detroit and Charter Township of Alpena. “I’m honored to have the opportunity to recognize the recipients of the Governor’s Awards for Historic Preservation,” said Gov. Gretchen Whitmer. “These historic places, spread across the state, demonstrate our state’s unique past and reflect the innovation, resiliency and pride we all share in calling ourselves Michiganders.”
