Well, you know, its always like real estate, location, location, location. In this case its the fed. The fed is doveish. One of the things we feel optimistic about continuing economy. We had Strong Economy in 18 and 19. It was all firing in 2020 until pandemic hit and we had quite a vshape recovery. Look at the recent jobs editions, they are very strong. Unemployment into the 6s now which by a historical standards isnt horrific and in particular light of the pandemic. We look at that and the money printing and pressure debts and the amount of cash on the sidelines all over the world and its very positive for real assets and therefore equities and also positive for more defensive positions, gold, gold minors, silver, silver miners, we have a provision for our clients to invest in bitcoin on a very secure platform. Thats also a very defensive strategy. The best performers this year continue to be the best performers over the last 5 years. We have to protect our intellectual property which is absolutely fundamental to our strength as an economy. I do think its going to have some dampening effect on some other companies, other investors looking in Chinese Companies, the tencents, the most consumerdriven companies. Maria right. Susan maria, if there are credible allegations of voter fraud, thats something we will want to courts to take a look at, of course, thats why we have an independent court system. As of the moment none of the Court Challenge that is the Trump Campaign filed have gotten any traction. The independent factcheckers have found them not to find any substantial incidents of significance voter fraud. Yesterday we had the department of homeland security, part of Trump Administration distributing a statement saying theres no sign of significant voter fraud so far. There was a lot of talk in the room that there werent going to be enough votes to overcome trumps 300,000 lead and thats when she believes 100,000 ballots, when they couldnt read the ballot, they would go to a table that had a blank ballot and substitute with that ballot. They were supposed to be filling them out exactly like the one they had received. That was not the case. The workers would sign the name of the person even though there was no name on the ballot. This was all clearly illegal. Maria so, susan, so far weve got the episodes of irregularities, we are trying to understand if in fact, is systematic which the Trump Campaign is alleging, but there are a fair amount of irregularities . We have 50 Voting Systems in the 50 states, there are glitches, so much glitches, nobody wants the situation of voter fraud and they ought to be pursued. Joe biden now has lead of 5 million votes over President Trump nationwide, that his lead in michigan is 146,000 votes, that he now has a lead in arizona enough that additional organizations have called organization for joe biden. So the task of demonstrating kind of systematic fraud across all the systems, it is a big task, i think, for the Trump Campaign at this point. Maria isnt it interesting, though, that you have seen such success in terms of the republicans in the senate as well as in the house, susan. I was struck that nicole won in new york in the house races this week. You have such success for the republicans in the congress and yet President Trump still lost, do you do you find that strange . Maria, i think thats one of the big story of this election, democrats expected to do better than they did in the house, they expected to gain seats in the house, they lost seats in the house. They expected to win control of the senate, that is not done yet but its in some doubt, so there was a disconnect between the president ial election and the down ballot races and that is something we will be studying for some time. Its also one more example as we saw in 2016 of polling not providing a good really reliable guidance about what was going to happen on election night. Maria why do you think that is . Susan i think theres some problems, systematic problems with polling that we need to figure out if we are going the take them seriously when we cover these campaigns. Maria yeah. Again, i dont think it changes the outcome anywhere but i think this is a useful exercise to ensure that we do have clean, fair, properly conducted elections. My colleague kim strassel has a good column today about how we had both from legislators and judges a lot of covidinspired changes this year to make voting a lot easier and this these legal challenges, i think will help us understand what the impact of those changes were. So i want to see this go to court and if its like every, virtually every other allegation made in kind, it will end there and it will die there. Maria so what specifically has been blown off the court then . I didnt see that, what are you referring to specifically . Every single case, every sipping single case thats been brought of voter fraud. Maria actually i dont think thats true. Well, what im saying is i would challenge you to come up with a case that actually has proceeded because we know that Election Officials across the country under democratic governors and republican governors in red states and blue states have said that this election it was secure, there were not allegations, there were not, you know, actual evidence of voter fraud and the problem is that Trump Campaign maria actually, laura the problem is that they keep not holding up in court. So i think thats the challenges. Maria thats not true, laura. These are facts. Really . Whats holding up in court, maria . Maria we are talking about dead people voting. There were 6,000 ballots we already know of that switched from trump to biden. That was one in one county. The secretary of state caught that. Maria i continue cant tolerate. Now in michigan specifically, yes, they did catch the glitch but who to say that there arent other glitches further. Made the same case in wayne county. I think we need to get to the bottom of this for two simple reasons. Not just this election but next election. Michigan will be contested battleground state in 2024 and we need to make sure that we have faith in election system and have procedures in place to catch this stuff. I agree. I think what Mitch Mcconnell does will define this race significantly because if we see gridlock in congress as weve seen Mitch Mcconnell obstruct over and over again when a democrat is in the highest office which joe biden will be, i think thats going to have sort of maria laura, i keep trying to come to you to give you a shot to give us honesty and you keep spewing out nonsense. We have a full staff, though, back at the restaurant. We havent let anybody go. We are still working, we are working with all of the details of covid19 and the guidelines, et cetera. We are ready, willing and able and we are starting optimistically but unfortunately volume is down in the restaurant because of our Seating Capacity which has been mandated by the city and the county. Maria right, sure, we are looking at pictures of when i visited back in january and it was quite a different scene back in january for super bowl sunday weekend when i joined you and the place was packed and this was before we knew anything really about covid19. Do you think that have you ever seen anything like this, steven . We are looking at new york restaurants right now and 50 might go under because of what you just said, you know, the limitations in terms of customers and 25 is the capacity. Well, in my life ive never seen anything like it. Mind you, joes is 107 years old, we have been through world wars and through depressions and civil unrest in the scope of history, however, ive never personally seen anything like this. Joe stone has fedex all over the country and we send to east hampton, to aspen, to california, the shipping business took off when covid really hit hard which was in mid midmarch. Our business went up almost 8 times for n2 months. Shipping has been a god send and our takeaway business has been very important to us as well. Our main dining room is where the real challenges is but we have an outside seating area which accommodates people who prefer to sit outside in the open air. Maria yeah, so do you want to see any response from the government specifically to the restaurant industry, steven . I would love to see a response. I think, listen, the real response is up to us. Its up to the management. Its up to the citizens to make sure that everybody keeps their distance, 6 feet apart in the restaurants, everywhere, you know, there are violaters to that. We have to govern that. We have to make sure that and police that. We have to make sure that restaurants are playing by the rules and the customers and employees are wearing the masks and following the social distancing rules, et cetera. Its really important. President trump is banning americans from investing in Chinese Companies with ties to the military in china. The executive order of will take effect in january, it covers 31 countries including huawei. The president says the businesses pose a threat to our National Security. Chinas ministry of Foreign Affairs slamming the order of this morning, responding, saying this move will not only seriously damage the legitimate interests of these Chinese Companies but will also damage the interest of investors in various countries including the United States. The fight for a free and Fair Election, President Trump is turning focus to dominion Voting Machines, a new affidavit reveals allegations of voter fraud in detroit, a woman who was contracted by dominion Voting Systems alleges she was a witness to clearcut fraud. The affidavit reads in part i witnessed countless workers rescanning batches without discarding them first which resulted in ballots being counted four to five times, also claims ballots that could not be read or had stains on them were filled out of incorrectly by poll workers. Dominion Voting Systems reallocated 6,000 votes in michigan from President Trump to biden which officials later said a glitch caused and it was fixed. An it source tells me a patch was put in the system during the election which is highly unusual to put a patch in the system while its live. Im told the Trump Legal Team will prove that the system allowed a patch on its network to delete votes for the president and change other votes from trump to biden. Today a pennsylvania judge will hear appeals, this after a victory yesterday when a judge ruled that the pennsylvania secretary of state overstepped her authority by extending the deadline for voters to confirm their identity. Trump Campaign Spokesperson Kayleigh Mcenany had this to say. We believe in the counting process, that ballots without signatures, dates and addresses which are required by law were counted in some democrat counties but not in some republican counties. This would amount to po potentiy tens of thousands of ballots that were counted improperly. Maria georgia will begin an historic hand recount of ballots today. President trump already considering a White House Run in 2024 according to the new york times. It says the president discussed the idea with add a viesers, telling them advisors, telling them he would you announce a 2024 campaign should the race be certified for joe biden. Congress meanwhile remains dead locked on a coronavirus stimulus package but democrats are calling for trillions of dollars in relief saying the house heros act would be a good starting point. We think theres a better chance to get a bill in the lame duck if only the republicans would stop embracing the ridiculous shenanigans that trump is forcing them to do in the election and focus on what people need. Joining me now is chief economist, lindsey piaza, mike lee and mike murphy. Great to see everybody this morning. Lindsey, let me kick it off with you. Futures are higher this morning. We have a rising number of coronavirus cases, the potential for further lockdowns, economic impact. How do you think the markets and the economy react under another lockdown. I think this is win of our bigger concerns. As we head into the winter, the rising case load could lead to further restrictive legislative action as weve seen in many cities, boston, new york, chicago. Theres been further restrictions and curfews put in place and we know there is support among some biden Team Officials for a second Round National lockdown. If we did see that, and its proposed somewhere between four to five weeks, this would most assuredly send the u. S. Economy back into recession, undermining any progress that we have seen thus far, since that first round shutdown in the second quarter. Really making it increasingly difficult for businesses to survive, already in this challenging environment. Maria so is that what your forecast for growth will rest on, whether or not we see more lockdowns, is that sort of the deciding factor on whether or not we see further growth in the Fourth Quarter and 20 of 21 . The number one risk to the economy right now is the virus and subsequent policies put in place to control the virus. Our base Case Scenario was continued further restrictions but not a lockdown, allowing the u. S. Economy to continue to recover. If in fact we do see that lockdown, we will revise our forecast down to anticipate a second round recession by the end of the year if not carried forward into the First Quarter of the new year, 2021. Maria michael lee, the story of cracking down on china back on the front page this morning, an executive order bans investments in Chinese Companies with ties to the military. It impacts some of chinas biggest Companies Including huawei, chinas Telecom Corporation and china mobile. Your reaction to its impact . So the best way to combat the Chinese Communist party is through economic warfare. So china has a real u. S. Dollar problem. What i mean by that is theyre allegedly 15 of the world gdp, yet less than 1 of International Transactions are conducted in chinese currency. Outside of Mainland China the chinese currency is essentially monopoly money and they face the rest of the world with u. S. Dollars. Cutting off their access to u. S. Dollars is the single most effective way to go after the Chinese Communist party. So china is a merchant economy and they have a dual deficit. So they have a trade deficit with the rest of the world and what they need to stop that is direct foreign investment. So for the Trump Administration to get in here, especially in light of what the Chinese Communist party has done to the world this year and stop and cut off funding from u. S. Investments into their military companies, i think its a great idea. I think its maybe long overdue. But this is the single most effective way to combat the Chinese Communist party in my opinion. Maria do you know anything about money leaving the United States . I was talking with Larry Mcdonald yesterday from the Bear Traps Report and he said capital is exiting the u. S. At t an alarming rate, people are worried about taxes, regulations spike sog theyre looking for opportunities outside of the United States. What do you make of that . Yeah, look, thats nothing new. I mean, the Regulatory Burden of the obama administration, i think a lot of people are looking at that as something thats potentially coming down the pipe very soon. It was the slowest recovery in the history of the United States and it was so bad that the average Life Expectancy dropped for three years in a row at the for the first time in 100 years, at the end of the last administration. So you cant blame these people. Theyre going to go where their capital can grow the fastest and the freest which was the point of the 2017 tax reform combined with Regulatory Reform we got which led to the first year of 3 gdp growth in over a decade. I cant blame these people. We want to see this money invested here. But in a biden presidency thats obviously going to change. Maria well, look, money is mobile. It will go where its treated best. Mike, wheres your money being treated best . Are you seeing opportunities here in the u. S. . . Mike murphy. Yes, good morning, maria. Yes, were seeing a lot of opportunities. One area that i think i really want to focus on are companies that are being held down because of the concern of a lockdown in the economy. So the Biden Administration, if they are coming in, and if they talk about lockdowns, there are a lot of Companies Like uber, like disney, that have been held down i think artificially in the event that there may be additional lockdowns. Were looking at Companies Like that. When you think about it, maria, if we do have a lockdown, i think a lot of investors are going to look past that. Weve been down the lockdown road before. We had a very quick recovery last time and well do the same next time. Theres a lot of companies out there, focusing on u. S. Companies, like uber, like disney. Theres also global plays in the event of a Biden Administration, companies that like nike, that if we have a better trade relationship with china, then Companies Like nike should be able to sell a lot more shoes over there. Maria okay. So you think that that will be a difference in terms of the approach to china with joe biden versus President Trump . Well, i think for certain. President trump unlike any president in history has held chinas feet to the fire and we know for certain they werent happy with that and there were some ways they tried to push back against us. Biden, based on what happened under the obama administration, will be a lot more friendly to china, a lot more prochina. I think the biggest thing im looking for, maria, is that the economy is very strong post pandemic. When you take the logs of life out of loss of life out of it because thats the real concern, but from an investing standpoint, we will get past it, we will have a vaccine. Theres a lot of companies out there right now that are trading at levels they shouldnt be at, theyre just too lows. I think we see new highs soon and a lot of opportunity out there. Combating potential Election Fraud, a new affidavit from a contractor from dominion Voting Machines alleges mysterious ballots were dropped off in wayne county, michigan. The contractor says, quote, there were two vans that pulled into the garage of the counting room, one on day one on day shift and one on night shift. These vans were apparent librarying food into the building because they only had enough food for not even a third of the workers there. I never saw any food coming out of the vans. It was announced on the news that michigan had discovered over 100,000 more ballots, not even two hours after the last van left. Joining me right now is former whitewater independent counsel, robert ray. Always a pleasure to see you. Thank you for joining us. Let me get your take on these allegations from the Trump Campaign. What does the Trump Campaign need to show in terms of evidence to prove that there was systemic fraud going on during this election . Well, i think thats just it, maria. The issues have to boil down to enough systemic problems that you could imagine opening up, for example, michigan to a recount where then the Trump Campaign would be able to individually challenge ballots and if you have enough of those systemic issues, obviously it would be at least theoretically possible to make up the deficit. Obviously, theres going to be a recount automatically because of the closeness of the election in georgia, but its not hard to understand the president s legal strategy. You have to find systemic issues or other legal issues, constitutional issues, as in pennsylvania, where youve got enough of an issue among the votes that were cast that the outcome would be at least likely to be in doubt. And if thats the case, youre opening it up hopefully then to a recount. So i think the strategy is to delay certification as long as possible, raise systemic issues, you raise systemic issues by factual allegations including affidavits and then you get judicial review, hopefully at some point if its not because of the closeness of the election, because of systemic issues involved, that a Court Decides that a recount should be compelled. Maria now, another quote from this affidavit that weve been covering this morning says when a worker had a ballot they either could not read or it had something spilled on it, they would go to a table that had blank ballots on it and they would fill it out. The workers would fill it out. They were supposed to fill them out exactly like the one they received but this was not the case at all. The workers would sign the name of the person that the ballot belonged to which is clearly illegal. Robert, youve got these sort of situations of episodes of really irregularities. I guess the question is what you just mentioned, delaying the certification process. Does the Trump Campaign have the time to prosecute this and be heard in a timely manner in order to actually affect the election in any way, in your view . Its going to be close. And i think we all recognize that you dont really have any time beyond probably the second week of december. Thats at the latest. But recognize that it was something in the year 2000 where we did go through this entire Legal Process all the way to the Supreme Court by then and its possible. But of course, that was a situation where the election was close. It was ultimately decided in florida by about 500 votes. And it was only one state. What the Trump Campaign is trying to do here is a multistate approach by necessity because thats the only way you can make up the ground necessary to alter the result of the election. But they have zeroed in on some systemic issu issues. If its episodic thats not going to cut it and theres probably not enough time to unravel all of this. The systemic issues, though, if theres enough of them, i think the object again is to get to a recount. If you can get to a recount, then you never know what happens because then youve got people able you know, with a manual recount to challenge just this sort of thing and the things that you mention, i will say, whatever the outcome is here, i think we raised there are enough issues that have been raised that i think people on all sides should be seriously concerned about in the future whether this is the way to perform an election. I mean, theres some real questions about mailin, unsolicited ballots being cast and also weve turned election day now into election week and election month. So that the side thats on the shortened of the stick with regard to balloting, figures out how many votes they need to make up which is just an automatic invitation for fraud and i think were seeing some of that play out here and thats unfortunate. So i say whatever your views are about the outcome of the election, this is not a good thing. It should be looked into and there should be some law made here so we dont do this again and we learn from our experience and past mistakes. Maria yeah, especially since were talking about the com domn Voting System, that if there is systemic situation that would be where i assume it would be, given all of the problems and the commentary that were hearing from the Trump Campaign in terms of a patch being put in during the election, which potentially changed votes from trump to biden. And yes, if it was widely used enough and it apparently was, if youre talking about changing votes in, again, that kind of systemic way as opposed to episodic, you could imagine even in michigan, where the spread was at least it was small, but it was not infi infintesimally small, but it could change the outcome and that is something to me that could demand a recount. Concerns of a high tax exodus in american big cities, a new report from the new York City Independent Budget Office finds the top 1 of earners in new york city, roughly 38,000 people, are responsible for paying more than 42 of income taxes in the big apple. Thats nearly 5 billion. It comes as numerous high earners have left the city due to high taxes, rises crime and a homelessness and the covid19 pandemic. Since this story we talk about all the time, dagen, what would it mean for the city if the wealthy residents leave as you have a mayor that pretty much tells the rich in new york city, leave, if you want to leave. I mean its what do you think . Dagen all people are smart. What are you getting for your tax money in new york . You get to live in the middle of an open sewer in hell. Thats exactly what its like. People who have not been here and again, you get chased down the street by mentally deranged individuals. There is not a piece of street that doesnt have a giant pothole in it. Youre dodging excrement, it could be canine, could be human. You dont know. But ill point this out. What is so dangerous, the combined new york state and city tax rate is about 30 . If you look at joe bidens tax plan, which james employer, the wall street journal editorial page has written about, joe biden wants to extend the social security, 12. 4 payroll tax on income over 400,000. Joe bidens plan will take the marginal tax rate in this country at the federal level to 57 . That includes 3. 8 in medicare taxes. You add in what you pay here in new york city and state, that is a 70 top tax rate. Nobody, no body, is going to stick around and pay that, given what you get which is a shiv in the back by the left wing lunatic leaders, cuomo and de blasio. They dont give a you know what about anybody who lives in the city, except for themselves. Everything they do is for their own political gain. Witness what cuomo is doing. So if you think about what is the reason people are going to remain in new york city, paying enormous sums of money of both in taxes and general cost of living, it really doesnt add up right now. Changing ideals in the golden state, apparently last week voters in california turned away from a number of progressive ballot measures at the polls, some include the passing a proposition to keep ride share drivers independent contractors, rejecting a massive tax increase, and expanded rent control. Turning measures that would have reintroduced affirmative action in state hiring and college add a missions. And you know, you went through a litany. Oof examples of whycalifornia ie lost cause. I want to focus on one pairing. During the election Orange County rejected two progressive democrats in favor of two Asian American women, young kim and michelle steele. Those two women were at the same time as quite frankly the asian and other minorities rejected a return to the old preferences and quotas that were banned in california 25 years ago. So it was an interesting evening in which 56 of the people of california decided to keep their constitutional prohibition on prejudiced behavior, in favor of merit. So i think it says a lot about the new diverse california turning back toward the politics of reagan. Maria i think this is a really important point, because i was talking about this with Kevin Mccarthy and hes gotten so many victories within the house for your membership in lots of very blue states like california. Is it enough to be able to say that california is more is becoming a little more moderate or youre not there yet . Its probably a bounceback from an overreaction. But i think whats important not just in california and those two examples but around the nation was that this election was in fact the year of the woman, the republican woman. This is the largest womens class weve ever had and theyre republicans. Theyre republicans in large amounts from all over the country, texas, california and so on. And i think thats the other part of it, is that the Republican Party is showing under trump, under Kevin Mccarthy, that in fact it can grow its base far beyond what the democrats would like us to have. You know, maria, ive always been seen as the oversight and reform person and i think right now you were mentioning this before i came on, the reform needed in our election law to take and create some sort of certainity at a National Level is going to have to be a priority and whether the democrats want to do it or not, we now have 20 o 2 20 years froe hanging chad in 2000 through today in which the American People have less and less confidence that their vote really counts as much as votes that shouldnt count. So i think thats going to be a priority. Obviously, continuing the Good Behavior that has made our economy grow is going to be difficult with nancy pelosi and perhaps joe biden, but thats going to be a priority for Kevin Mccarthy and the team. Maria well, what about what we saw take place in 2016 and you worked on this when you were in oversight, former acting fbi director Andrew Mccabe testified before the Senate Judiciary committee this week, senators questioned him on russia collusion, the origins of the russia probe and fisa abuse. Take a listen. If you knew then what you know how would you have signed the warrant application in june of 2017 against carter page. No, sir. Did you mislead the fisa court . I signed a package that included numerous factual errors. General flynns been prosecuted for lying to the fbi. You lied to the fbi and you arent being prosecuted. General flynns situation and mine have absolutely nothing in common. I never, ever intentionally misled the fbi. You were fired for lying, were you not . I was fired as the result of a deeply unfair and flawed ig investigation. Maria congressma congressmanu called for reform of fisa. We know two out of the four warrants to spy on carter page were deemed unlawful, i would say all four were unlawful. Based on the ig report, he said two out of four. Whats your take on what took place, the coup to take down President Trump, a sitting president , does that all go away in a Biden Administration . No, it comes back with a vengeance in a Biden Administration. It was the obama Biden Administration that did it. So i think whats important is that you have to assume that we can no longer believe that these people are lying. We have to assume that the fbi is that incompetent because time after time after time these kinds of events happen and their answer is we had mistakes. No malice, no deliberate, we had mistakes. So if we assume for a moment that these people rise to the top of the fbi and theyre stupid, then we have to have a fisa system that says people are going to come with factually Incorrect Information on a regular basis, often because of bias by people in the process, so we have to have protections for it. Those protections arent there today. Theyre certainly not protecting us from a Biden Administration, which means we need a level of transparency that cannot be manipulated by the president and his operatives. Maria yeah, i mean, this is one reason that i feel we need to see this through in terms of the president s lawsuits and the allegations of voter fraud because we know what took place in 2016 and we know what the critics of the president are capable of in terms of taking him down, you know, Unlawful Spying on his campaign, doctoring evidence to the fisa court which kevin clinesmith, an fbi agent, has already pled guilty to, entrapment, lying to congress, leaking confidential information. Weve seen all of this play out. So knowing that, its hard to give the critics the benefit of the doubt, which is why we need to see this lawsuit and investigation through and let the courts decide on this voter Fraud Lawsuit situation. Well, and maria, if youve got 30 seconds more. Theres one thing this administration has to do between now and january 20th, whether theyre returning or not. Several years ago i agreed rather controversially that we needed a special prosecutor, a different one would have been nice, but a special prosecutor to deal with the russia collusion allegation. Today, this Administration Needs to appoint a special prosecutor that will transcend the next administration, whichever it is, and make sure that this russian probe doesnt die if a Biden Administration comes in, that in fact we know theres somebody who is trustworthy, who is going to go wherever the path leads them. Right now, i know that that would probably continue under this administration. I have no confidence that its going to continue under a Biden Administration. Maria yeah. Tell me about it. Assess the situation for the housing market. Good morning. Thank you for having me. After listening to your last segment, seems like everyone is running away from new york city. Theres obviously were seeing with covid, theres been a trend of movement outside big cities on the residential market. But i do think that this is its a temporary thing. Weve seen these things happen before. Theres no question that theres a bigger appreciation for being outside metropolitan areas. But the reality is that the businesses are here. And businesses are not all shifting all of a sudden to the suburbs. Were seeing some of that but you cannot get the same efficiency from your workers if theyre working out of a zoom or if theyre collaborating in an office. So i think the whole idea that all of a sudden everyone is moving out of the city and everybodys working out of their homes is not a sustainable reality. Its a moment in time. And, you know, we heard a week ago about or a few days ago about the Pfizer Vaccine that all of a sudden is coming to be a reality. I think a lot of that shift thats moving outside of the city is going to be tapered down. Its no question people are investing more in their homes of. People want larger homes, they want space to be able to work from home but i dont think that in the long run two, three years down the road youre going to see massive shift out of urban cities into the suburbs. Maria so what do you see now in terms of prices for homes . Are you seeing prices move up in the suburbs . Are you seeing demand move those prices up in terms of your average selling price . And what about homes in big cities . So maria, like every other market, we cant just look at the market as a whole. These are segments of markets. If you look at the uberwealthy consumer thats buying here in new york in the ham ton hamptonn palm beach, we see a huge surge in prices because theres low availability, tremendous amount of cash. When people want to buy something it will come out of the pocket, whatever that price means. I do think that in your more midlevel market prices, were seeing price increases and were seeing anywhere from 10 to 20 of price increases in those markets. But theyre a little bit more tamed and stable. Theres tremendous amount of demand right now. But theres also a lot of supply that was there already so theres right now a contraction of the supply by the sheer pace that the demand is coming. Maria all right. We will leave it there.
