Core Logic Case Shiller Home Price Index rose faster than expected in September with home prices nationwide up 6.2 percent year over year economists polled by Reuters had predicted a 6 point one percent rise s. And p. Dow Jones indices managing director David Blitzer says the index is rising quote at the fastest annual rate since June 2014. And we have the latest information on contract sightings for you today the National Association of Realtors reports that in October pending home sales strongly rebounded compared to September a jump of more than 3 percent now as you know pending home sales represent contracts that have been signed but which have not yet gone to closing Joining us now with the latest pending home sales report is Georgia to the managing director of housing and commercial research at the National Association of Realtors George welcome to Real Estate today thank you Stephen it's good to be here or Glad you're here with some good news for us George pending home sales are up what caused the jump Well we basically had very strong activity in the South which I know a lot of people have have held their breath for a little bit off track of the hurricanes Boston Texas and Florida wondering what the housing market will do and what the impact will be but it is very obvious that consumers that people out there are very much interested in homes the pending other the sign contracts pretty much all of the strong demand in October such works what's happening out there I mean obviously the buy. Your demand remains very strong but we also know that the number of homes for sale is way down so how is this possible that the pending home sales numbers are up well pending is generally tend to preceded closed sales so what we'll want to do is is take a close look at what happens next month when the existing home sales it is worth noting that new home sales which or are released just a few days ago showed very strong increase from both the paramount and the pricier so it signals particularly during this slower time of the year that consumers are very much considered to be interested they want take advantage of the little mortgage rates and the one thing that stands in their way frankly aside from the rapidly appreciating value as the inventory situation inventory maned very tight across the country interesting and you know George this year it seems that we get a little good news and then immediately sort of tempered by a little Asterix and in this case that Asterix is even though pending home sales were up month the month they're down compared with a year ago indeed ended and as signals in large part the the more subdued level of activity this year which frankly I think has been solidly driven by the inventory situation when you look at this year or looking at inventory levels in terms of months supply closing in on 4 months and that's nationally when one you look at you know particularly metro area sometimes or down to one a month of inventory which is extremely tight so due to this people are simply running out of options the only way out of this situation is really for new construction to excel or it significantly so that the folks who already own their homes and are ready for trading up whether their family is growing they want to bigger house those. Normally the buyers for new homes those people need to be able to find a mentor in the new home market so they in turn can turn around and sell their home to a lot of the entry level buyers until that process accelerates obviously the situation we are in with kind of a Tory continues now George just to remind our listeners what it means when you say 4 months supply that basically is an economic term that means if no new houses came on the market at all we'd run out in 4 months correct precisely exactly so in the current environment to your point assuming no other homes would be listed on the market we would run out of this inventory in essence by roughly the end of March which tells you how high the market is so George let's take a little tour around the United States how did the different parts of the country do in the latest pending home sales report from n.a.r. So I'll start with the sauce because both in terms of index nominal value it was also the highest of all the 4 major regions but it also had consistent gains in both from last month it was up 7.4 percent but also the only region would increase from a year ago we were looking at 2 percent so clearly the hurricanes while they had an impact in Texas and Florida didn't impact all the states and we're seeing strong growth in places like Georgia the Carolinas and so on the next strongest index value was registered in the Midwest which was up 2.8 percent from last month only slightly lower than a year ago and still point 9 percent the West had declines in both month to month and year over year and the Northeast was in essence a little bit up from last month but down about 1.2 percent from a year ago I say Well George it certainly has been an interesting year for both pending home sales and existing home sales because it seems that one month they're up the next month they're down one month they're up over a year ago the next month they're down over a year ago it's been all over the map. So can you take all these numbers and make any sense out of what kind of year 2017 will be overall Well I think they do so you're right it's been a fairly volatile here in that regard but looking at the bigger picture or looking at the economy today we had the 2nd estimate of the gross domestic product and it was revised upward from 3 percent to 3.3 percent in the 3rd quarter which in essence tells us that from the 2nd quarter the acceleration we were up 3 percent we the economy picked up the pace even more so in the 3rd quarter employment numbers are up wages are moderately up so would that perspective we actually expect existing home sales to be around $5.00 men in this year up 1.3 percent from a year ago and we expect that number to continue increasing in 2018 as well so I would say that on balance going into the holiday season we can be fairly upbeat about 27th in this spike all the storms and all the changes as you mentioned with weather this year I see Well George I sure do appreciate you coming on the show and talking about the latest numbers in pending home sales across America thank you thank you Stephen George went to the managing director of housing and commercial research at the National Association of Realtors.
