Back overseas now to Eastern Ukraine where a deal between the u. S. Russia ukraine and the European Union is supposed to prevent further violence. So far the threat of civil war remains very real. Holley williams is in the city of donestsk. Good morning. Reporter good morning. In a tense and dangerous standoff militants in Eastern Ukraine are occupying government offices in around ten towns and cities. This crisis threatens to split ukraine in two and is also a test of russia and whether moscow will continue to intervene militarily in neighboring countries. The insurgency began when pro russian separatists started taking over public buildings. In the town on monday they barricaded themselves inside and told us they were willing to fight for their independence. These russianspeaking militants are demanding a referendum and want either a separate state or some kind of autonomy. Ukraines government and the u. S. Both fear a rerun of what happened in crimea last month when separatists protests were a pretexts for russia to send in thousands of troops in unmarked uniforms who took over and then annexed the region from moscow. Ukraines leaders told the separatists and sent in fighter jets and tanks on wednesday to try to arrest back control of the countrys east but it backfired. The soldiers were blocked by locals who refused to allow them to leave until they handed over their magazines from their rifles. That night the tense situation exploded as insurgents clashed with the national guard. Ukraines interior Ministry Said three separatists were killed in the worst violence since this crisis began. As ukraine teetered on the brink of civil war, its government reached an agreement with russia to end the standoff. The deal called for the pro russian separatists to leave the buildings theyve occupied but they didnt and have now begun calling themselves the republic of donestsk. They resent ukraines americanbacked government and many have told us theyd like russia to send in troops to help them. The u. S. Accuses moscow of orchestrating the unrest here. Russian president Vladimir Putin denies that but says if theres violence here, his country has the right to intervene militarily in ukraine. Anthony . Holley williams in donestsk. Thanks holley. In fact rental prices are at alltime highs across the country and incomes arent keeping up. Some are calling it the worst rental affordability crisis. Vieira gibb bons is here with us this morning. Good morning. Good morning. Whats going on . Supply and demand. Demand is ridiculous. Thats been the case since the housing collapse in 2007. People lost their homes to foreclosures. They were forced to get into rental units. Supply is down. Construction was stalled because builders couldnt get the loans they needed to build. If you look at what happened between 2007 and 2013 millions of americans moved into rental units and very few bought during that time period. Its interesting also because it seems like its a particular section. It looks like its 20 somethings that dont want to buy anymore. Thats part of the problem, too. Thats really the incremental demand that is pushing those Prices Higher. Some of these millennials, theyre moving out of their parents homes and theyre moving into the rental units. Theyre not in a position to buy. They have Student Loan Debt and credit card debt. That is pushing Prices Higher in a lot of different markets. Is this trend going to continue, do we think . Is there any relief in sight . Unfortunately, no. The builders are building. There are apartment complexes going up but it takes time, it takes money, you have to get the permits, you have to get approvals. It takes a while and demand is expected to outpace the supply. Rents are unfortunately expected to go up. Good time to be a landlord bad time to be a renter. What should we be paying for rent . Is there a rule of thumb . Yes, in order for your rent and utilities to be affordable its not supposed to exceed 30 . Welcome to new york. Do your math. New york is absolutely ridiculous. Zillo did analysis for the New York Times recently and found that in 90 cities the median rent not including utilities is greater than the median gross income. This is really problematic. 50 of renters, according to a harvard study, are now spending more than 30 of their income on rent. As you mentioned, new york san francisco. Boston i was surprised is at the top of the list. Boston is at the top of the list. Some of the markets are higher than others because of the jobs the convenience factors. There are other reasons why people are flocking. Again, its supply and demand. Is buying a home considerably cheaper than renting . It is still. Affordability is on the wane. The Analysis Shows its 38 cheaper to buy a home in the 100 largest metro markets. That gap has been narrowing because affordability is on the wane Mortgage Rates are rising. Last year it was 44 cheaper. In those markets it is still cheaper and more affordable. You have to come up with a down payment, you have to have good credit. A lot of hurdles. We keep hearing about mortgage rules tightening. Its a good reminder to people. Keep your credit up. Thank you so much. Thank you. Today is holy saturday for christians around the world.
