Place North West | Regional office markets continue to toil on Covid

Office take-up across the nine biggest cities outside London reached 783,420 sq ft in Q1 of 2021, down 41% on the 10-year quarterly average, as the pandemic continues to impact the sector. 
Manchester was the best performing of the regional cities in terms of city centre lettings, recording 234,000 sq ft of transactions in the first three months of 2021, but this was down from 309,000 sq ft for the same three-month period in 2020, according to Avison Young’s Big Nine report.
Meanwhile, Liverpool completed just 24,000 sq ft of deals in the same three-month period, down 50% year-on-year. 
Leeds city centre, with deals totalling 145,000 sq ft, came in second behind Manchester while only Cardiff, which saw 14,000 sq ft of deals completed, performed worse than Liverpool in Q1.

Q1 2020 was largely unaffected by Covid-19 as the first lockdown came in the last few days of the quarter, when the full extent of the pandemic was not known.
“It is a considerable show of confidence by DLA making this commitment to Leeds with their pre-let at the much-awaited City Square House, which heralds the redevelopment of this key missing part of the City Square jigsaw.
“We are seeing a considerable uptick in enquiry levels across all market sectors as businesses begin to return to the market to investigate availability and the number and frequency of new office viewings across the city centre is encouraging.”

During the pandemic period we have significantly improved our strong cash and liquidity position, achieving this through our successful retail disposal programme, tightly controlling capital expenditure and making good progress on rent collection. As a result, we ended the financial year with £198 million of cash and undrawn revolving credit facilities, increased from £127 million at 31 March 2020.
 
Our independent valuers are now concluding their work on valuing our property portfolio as at 31 March 2021. The indicative outcome of this exercise is that our valuation decline in the second half of FY21 will be less than that reported in the first half. Retail parks have returned to positive capital growth, our pub and regeneration portfolios have experienced only modest capital declines and our core shopping centre and work out portfolios have seen an improvement in H2 compared to H1.

Bradford second most entrepreneurial city in UK, says report | Bradford Telegraph and Argus


Bradford has been ranked the second most entrepreneurial city in the UK for 2020
RESEARCH has revealed Bradford is the second most entrepreneurial city in the UK.
The report, by workplace comparison site Instant Offices, found Bradford has a 'entrepreneur index' of 32 per cent, behind only Portsmouth in the UK.
It compared the number of new businesses created in the 2020 according to Companies House to the population of the city, with the number of businesses launched going up by 32 per cent.
In 2020, 4,786 new businesses were created in the district.
Kersten England, chief executive of Bradford Council, said the figures show why it is important Bradford is included in Northern Powerhouse Rail.
