Based on the notion that has played out that we would receive higher, a higher mag offering. And it also helps us to control the limited Space Associated with this lease. Percentage rent lease incentivizes a tenant to come back to us periodically to ask for opportunities to expand and we have not had good luck with that in the past. We are trying to be really consistent with the citys policy to limit the expansion of advertising on the cityowned property and so that is a part of what was taken into consideration when we moved forward with the mag only.
