陽光100“精簡”非住宅，易小迪找崑崙信託接盤 　　2019年11月，陽光100收購了該項目賸餘的49%股權，全資控股了溫州中心項目。兩年後，項目仍處在源源不斷的投入期。 　　同一天，遠在1400公裡外的天津陽光100天塔喜馬拉雅，卻迎來了截然相反的命運。它已被陽光100悄悄擺上了貨架。 　　喜馬拉雅被認為是陽光100轉型“非住宅”的三大主力產品線之一，近些年在高端服務公寓領域已小有名氣。而天津陽光100天塔喜馬拉雅項目，因優越的地理位置，更是陽光100主推的力作。 　　如今，隨著陽光100的退出，天津陽光100天塔喜馬拉雅或將成為其首個整體出售的喜馬拉雅項目。 　　此前，天津琅壹達由陽光100持股80%，北京金蟻諮詢有限公司持股20%；變更完成後，崑崙信託代替陽光100成為大股東，持有天津琅壹達80%。剩下的20%仍由北京金蟻持有。 　　此舉意味著，陽光100將徹底退出天津琅壹達。 　　項目東面與415.2米高的地標天津電視塔僅一路之隔，西邊便是天津規模最大的綜合性公園——水上公園，有得天獨厚的地理優勢。 　　早在2018年4月，雅戈爾資子公司蘇州琅壹達企業管理有限公司（以下簡稱“蘇州琅壹達”）通過法拍，以10億元成功競的天津市南開區衛津南路與天塔道交口西南側億豪大廈房地產項目。該標的總建築面積9.49萬平米，土地使用面積9120.3平米。 　　雅戈爾拍下時，項目為空置、毛坯狀態。 　　雅戈爾拿下項目後，2018年6月，陽光100、上海雅戈爾、寧波泓懿三方訂立合資協議，向蘇州琅壹達注資。完成後，項目由陽光100、上海雅戈爾及寧波泓懿擁有20%、40%及40%股權。隨後，億豪大廈有了全新的名字——天塔喜馬拉雅。 　　當年9月，天津琅壹達通過吸收合併的方式，完成對蘇州琅壹達的合併。合併完成後，蘇州琅壹達註銷，天津琅壹達作為合併後公司繼續存續。合併各方的債權、債務由天津琅壹達承繼。自此，天塔喜馬拉雅的項目公司變為了天津琅壹達。 　　陽光100對項目的並表控製則發生在一年之後。 　　資料顯示，北京金蟻成立於2019年9月，註冊資本僅500萬元，法定代表人、執行董事胡素坤。該公司疑似與法定代表人為中信資本的多家企業有所關聯。 　　“精簡”非住宅 　　隨後，該公司發展出了街區商業綜合體、喜馬拉雅服務式公寓、阿爾勒小鎮三個產品系列。而街區綜合體、喜馬拉雅更成為陽光100“租售結合”商業模式下的主力產品。 　　2018年7月，位於重慶CBD“金三角”的重慶陽光100喜馬拉雅作為該公司旗下首個喜馬拉雅系項目正式開業。其主打知識精英階層、移動商旅客群的產品定位一度引起熱議。 　　自2014年旗下喜馬拉雅酒店服務公寓誕生以來，7年時間，陽光100已在重慶、天津、無錫、溫州、煙台、濰坊、嶽陽等城市落地。在天津，除了此次轉讓予崑崙信託的陽光100天塔喜馬拉雅項目，陽光100在2018年還收購了天津麗津大廈項目，打造為南開喜馬拉雅項目。 　　據瞭解，陽光100全新打造的天津陽光100天塔喜馬拉雅，近10萬平方米，被譽為天津城市地標綜合體。其中A、B座為服務公寓，面積3.99萬平方米；C座為行政公館，面積2.03萬平方米；D座6層裙樓為商業，面積1.81萬平方米。 　　根據該公司2020年年報，天津陽光100天塔喜馬拉雅項目完工進度已達71%，預計竣工時間為2021年。2019年、2020年，該項目已為陽光100貢獻了5.75億元以及5.31億元的合約銷售。期間，該公司兩年的銷售金額分別為103.38億元、105.3億元。 　　2020年，受疫情的衝擊及金融端調控，喜馬拉雅公寓及商業街項目產品銷售經受較大的挑戰與困難。及至年底，產品庫存達到190億。 　　據瞭解，該公司此前存貨中非住宅產品占到50%以上，為應對過去一年的挑戰，陽光100迅速調整，加大了原有住宅項目的開發力度。 　　事實上，為度過轉型的陣痛，陽光100在2019年時就曾頻繁出售旗下項目。當中包括出售重慶項目予融創中國，以及將廣東清遠項目售予佳兆業。而此次，將天津陽光100天塔喜馬拉雅轉讓，或許也有預兆。 　　樂居財經查閱瞭解，2020年12月23日，陽光100將持有的天津琅壹達8800萬元股權數額出質，質權人為南寧長源投資管理有限公司。該部分股權數額是陽光100所持有的全部股份。出質目前仍為有效狀態。 　　隨著陽光100徹底退出天津琅壹達，天津陽光100天塔喜馬拉雅或將成為其首個整體出售的喜馬拉雅項目。 googletag.cmd.push(function() { googletag.display("div-gpt-ad-1520571530862-4"); });'+'ipt>googletag.cmd.push(function() { googletag.display("div-gpt-ad-1520571530862-5"); });'+'ipt>'; if( $('#news-main-body div.news-main-inline-image').length > 0 ) { var count = 0; var pTopHeight = 0; var lastIndex = $("#news-main-body").children("div.news-main-inline-image,p,figure.wp-caption,div.img_wrapper").length - 1; var first = false; var second = false; var third = false; var height = parseInt( $('#news-main-body div.news-main-inline-image').width() * 0.6 ); $("#news-main-body").children("div.news-main-inline-image,p,figure.wp-caption,div.img_wrapper").each(function(index, el) { if( index == lastIndex && !second ) { $(str2).insertAfter($(el)); return true; } if( !first && $(el).is(':empty') ) { first = true; return true;
