Streetscapes: A cosy yet lively neighbourhood in Bukit Jelutong


The neighbourhood of Jalan Serambi in Bukit Jelutong, Shah Alam, is decidedly green with verdant landscaping and mature trees. Its network of roads encompasses Jalan Serambi U8/21 to U8/33. Its commercial centre is well known as the go-to place for cafés, restaurants, mini marts and amenities for its residents, who are often seen frequenting the location, especially during weekends.
“Jalan Serambi comprises mainly terraced houses and a small commercial development known as D’Bayu in Jalan Serambi U8/21,” says Stanley Toh, LaurelCap Sdn Bhd executive director.

Last year was a tough one for almost all property sectors. According to data from the National Property Information Centre (Napic), in 1H2020, Malaysia’s property market transaction volume and value decreased 27.9% and 31.5% respectively compared with the previous year. While most property consultants believe there should be some recovery this year, it will depend on the Covid-19 vaccine as well as the performance of the job market and economy.

Yi-Lai to dispose of Petaling Jaya land for RM15m


KUALA LUMPUR (Dec 23): Yi-Lai Bhd is looking to dispose of a piece of leasehold land in Petaling Jaya for RM15 million, which will be used for working capital purposes or to secure investment opportunities.
In a filing with the bourse, Yi-Lai said its wholly-owned subsidiary Yi-Lai Industry Bhd proposes to sell the 5,772.3 square metre land to Glass & Plastic Packaging Sdn Bhd.
It said the total consideration for the land was arrived at based on a willing buyer-willing seller basis through direct negotiation between the parties, after taking into account its original investment cost of RM7.11 million, net book value of RM5.21 million as at Dec 31, 2019, and the market value of RM15 million as appraised by Laurelcap Sdn Bhd.

PNB's Menara MIDF sold to Singapore's MES Group


PERMODALAN Nasional Bhd (PNB) has disposed of the 21-storey Menara MIDF in Jalan Raja Chulan, Kuala Lumpur, to Singapore-based JD Hospitality Sdn Bhd. Sources say the deal, which took more than 18 months to complete from the time the building was first put up for sale, was done at RM140 million or RM875 psf.
The Edge has learnt that the new owner will retain the building as an office building but is likely to repurpose it as a hotel at a later stage. PNB’s wholly-owned subsidiary Malaysian Industrial Development Finance Bhd (MIDF), currently the sole tenant of the building, is scheduled to vacate the premises and relocate to Malaysia’s tallest tower PNB 118. Tenants are expected to begin moving into the building in the second half of 2022.

Located in the foothills of Bukit Cermin, the township of Putra Heights has held its own since it was first developed in 1999. Comprising mainly residential properties, it has gained in value and is giving other townships such as Puchong and Cyberjaya a run for their money.
Enveloped by greenery, Putra Heights is bordered by Subang Jaya and USJ to the north and Bukit Lanchong to the south while the North-South Expressway Central Link (Elite Highway) cuts through the eastern part of the township.
Landserve Sdn Bhd managing director Chen King Hoaw provides a bit of background information on the development. “Putra Heights, launched in 1999  by Sime UEP Properties, is a self-contained township with a total land area of 727ha (1,796 acres). It is also part of the city of Subang Jaya,” he says.

Two businessmen snap up properties worth RM180 mil in prime KL locations


TWO commercial property deals worth nearly RM180 million have been transacted in the adjoining locations of Damansara Heights and Bukit ­Kiara in Kuala Lumpur, proving that there will always be a demand in prime locations despite a slow market.
Sources say Tan Sri Desmond Lim Siew Choon of Pavilion fame has bought Plaza Batai in Damansara Heights, while Datuk Vinod Shekar of Petra Group has purchased a sizeable office space at Senada at the TPC Golf & Country Club.
The Edge has learnt that Lim paid RM100 million to Selangor Properties Bhd (SPB) for Plaza Batai. When contacted for confirmation, SPB’s chief operating officer Chong Koon San declined to comment.
