Year they are still higher, up 10%. so we re seeing a deceleration in prices but still a market that is pretty resilient. good morning, christine. nice to see you. i think we re starting to see that supply is starting to outweigh demand and prices need to adjust a little bit. sellers have not really come down to earth yet. you know, i just think it takes time for that sort of recapitulation. i think when the market is working its best is when supply and demand are intersecting. we don t have that right now. people are still sort of stuck in what was last year, which was a crazy year. it was the best year of real estate history for most people and so now we re readjusting, recalibrating and buyers are sort of on the sidelines saying, should i wait to see what s going to happen with rates, inflation? are we going to enter a recession? that s something economists are sort of weighing in on. the housing market is moving, changing. it s not doom and gloom. ....

What do you think of that? when it comes to president trump, any one that says they know is just projecting. so victor davis hanson knows president trump very well. they do talk. he does if anyone has a broad swath scope of military history especially, it s victor davis hanson. i do think president biden is running. i don t see anyone out there. i could name we ve done this on radio 12 people, talented people on the right that could run for president in the prime of their careers from ron desantis to mike pompeo, the vice president of the united states to governor kristi noem, nikki haley. i can t do that on the left. so that s why we got the job in the first place. there was no alternative. president trump, i think the first thing indication i d like for to see if he was serious about being savvy and recalibrating is if he puts off his announcement monday. if he puts off his announcement, ....

In the oval office. i didn t know that until i read starry messenger. what is the reference there? yeah, on the table, he had a moon rock, if he had warring sessions in congress or heads of state that might be visiting, if things got a little tense, i had him on my podcast, that s why i know this. if things got a little tense, he would say, that rock is from the moon. and they d be oh. it has a way of just sort of rebalancing and recalibrating. but your starting point for how whatever it was that made you disagree in, in the first place. and this book is just a celebration of ways to rethink all the forces that are dividing us. the tribalism that i mean, it feels like it s worse than ever before. probably not, but it just feels that way. and what i want is everybody to read this before thanksgiving ....
