Two-thirds of Miami condo buildings are older than 30 years. The repair bills are coming due.

Engineers say it can take just 30 years for condominium buildings to reach a point when owners can no longer delay making critical repairs.
In the Miami region, two out of every three condo buildings are more than 30 years old, according to data compiled by real-estate data firm Zillow for The Wall Street Journal. In at least seven other Florida cities, some three-quarters of condo buildings have hit that age.
Many of the aging towers line the beachfront, where salt corrosion and other forces are speeding their decline. That is leaving thousands of buildings saddled with multimillion-dollar repair costs—and little notion of how to pay for them.

earthquake, there were at least two people pulled from the rubble confirmed many days afterwards. it was primarily because they did have access to water in some way, what we were able to sort out with them. those are the big considerations, wolf. >> certainly are. rick, i interrupted you at the start of the news conference. i want you to continue your point on worsening condition of the building that collapsed. >> yeah. i mentioned in the report, there are a number of photographs, one of them fairly graphic. concrete had that damage probably should have been addressed fairly quickly after that report was filed. the other thing that's of significance was the waterproofing and talked about the dex. i read that and gleaned from it the whole slab had to be removed. to me as a structural engineer, that's a significant portion. not just a patch.
