Two-thirds of Miami condo buildings are older than 30 years. The repair bills are coming due.

Engineers say it can take just 30 years for condominium buildings to reach a point when owners can no longer delay making critical repairs.
In the Miami region, two out of every three condo buildings are more than 30 years old, according to data compiled by real-estate data firm Zillow for The Wall Street Journal. In at least seven other Florida cities, some three-quarters of condo buildings have hit that age.
Many of the aging towers line the beachfront, where salt corrosion and other forces are speeding their decline. That is leaving thousands of buildings saddled with multimillion-dollar repair costs—and little notion of how to pay for them.

severely impact that whole area in surf side, florida right now. that's a big problem as well. she described what's going on as an unprecedented disaster. brian, standby. i want to bring in rick slider, a structural engineer, president of slider engineering and michael, a certified emergency manager. rick, let me ask you first. the mayor just announcing she signed this emergency order to go ahead and demolish the r remainder of the building, those condominium apartments. they're still standing barely. but experts need to sign off on how and when to do that safely. she wants it done quickly. what factors do you think your fellow engineers will consider as they prepare for this building to come down? >> sure. and if you remember from her discussion, she's already indicated they're a structural engineer on site. in part their role is to make sure the site is safe enough for the workers to be there. it is my expectation there are

earthquake, there were at least two people pulled from the rubble confirmed many days afterwards. it was primarily because they did have access to water in some way, what we were able to sort out with them. those are the big considerations, wolf. >> certainly are. rick, i interrupted you at the start of the news conference. i want you to continue your point on worsening condition of the building that collapsed. >> yeah. i mentioned in the report, there are a number of photographs, one of them fairly graphic. concrete had that damage probably should have been addressed fairly quickly after that report was filed. the other thing that's of significance was the waterproofing and talked about the dex. i read that and gleaned from it the whole slab had to be removed. to me as a structural engineer, that's a significant portion. not just a patch.

it doesn't happen again. you know, rick, i know you've seen these images obtained by the m "miami heraldherald." does this help you lead to some of the factors that led to this failure? >> that compliments the opinions on the report. they showed the photographs and locations. even though the photographs on the heroald reported, that same damage is likely on the other side. all of this is telling you there is structural distress. the fact they reported they would replace the entirety portions of the slab, all of that is consistent with the photographs presented by the "miami herald.." >> when you see the photos, what goes through your mind? >> so sad. the building is rather young. it was built in the '80s, '60s,
