Construction materials shortage: 5 key items in short supply

As the UK continues to open up after a year of lockdowns and other restrictions, the construction industry has been at the forefront of the economic recovery with activity levels at a seven-year high.
Soaring demand has strained the availability of a number of key materials, with some experiencing double-digit inflation.
Earlier this year, the UK Government asked the Construction Leadership Council to monitor the situation, which saw it set up the Products Availability taskforce. In the months since it was founded, it has added more and more items to its list of products facing constraints.
Construction News looks at how some key materials have been affected and how the situation could develop in the coming months.

The Timber Trade Federation (TTF) has released a market statement to put the current demand and supply situation into context.
The report takes a look at the data on volume and average cost price of softwood per cubic metre over the last three years. These statistics show more softwood was imported into the UK in 2020 (6,608) than in either 2019 (6,394) or 2018 (6,594), (the figures for these years are shown in 000s of cubic metres).
In addition to this data, the statement explores where the timber market is now, how we arrived in our current situation, and takes a look towards the future of the market.

The Timber Trade Federation explains the current shortage in timber

The Timber Trade Federation explains the current shortage in timber

What’s been happening to timber? Formerly in abundance on merchants’ shelves, builders have been experiencing shortages alongside the rest of the construction sector. The Timber Trade Federation look at the reasons for the tight supply situation and options for builders.
Once regarded as a commodity product in construction, timber is now a means of mitigating climate change, as it locks CO
2 away in its fibre for the useful lifetime of the wood. It’s no wonder, then, that global demand for timber is at an all-time high, never before experienced by the trade. Factors well beyond the shores of Blighty, including massive demand in Europe and the USA, where timber-frame house building has been ramped up on an unimaginable scale, are putting a strain on UK supply chains. Some European countries have implemented log export bans, adding to problems, and in the USA forward pricing of timber is higher than spot pricing, which suggests the general direction of travel on price in their markets and potentially beyond.

A suite of materials will be made available to help TTF members to navigate the CCPI.
The Timber Trade Federation has launched a detailed guide for its members to the Code for Construction Product Information, including six key steps to assure business processes related to providing information and customer training are in line with the aspirations of the currently voluntary Code.
The CCPI, due to start rolling out across the construction products sector during the summer, requires that product information provided through every channel, online and offline, in print and in person, adheres to five ‘acid tests’ and is:  clear, accurate, unambiguous, up-to-date and accessible. It also requires that those preparing and presenting information are competent ‘to the level required for their role’.
