Overlay District Aims To Encourage Affordable Housing

Falmouth Planning Boardâs first in-person public hearing this coming Tuesday, July 13, will focus on newly proposed amendments to the zoning bylaws.
Proposed is a Mixed Residential and Commercial Overlay District that would amend the townâs current zoning bylaws to allow for mixed-use developments in certain eligible locations throughout Falmouth.
The principal purpose of the proposed amendment is threefold: to enable the town to reach its goal of committing 10 percent of its housing to the Subsidized Housing Inventory; to incentivize developers and property owners to create diverse mixed-use housing options; and to enable the creation of livable, walkable neighborhoods in the townâs business districts through mixed-use developmentsâdefined for these purposes as a building that contains both residential and non-residential units, including, but not limited to, commercial and institutional uses. ....

Planning Board Raises Concerns Over Proposed Scranton Avenue 40B Project

The Falmouth Planning Board discussed the proposed Scranton Avenue 40B project on Tuesday, April 27 in preparation for sending their comments to the zoning board of appeals.
The project, proposed by the Falmouth Housing Corporation, would have 48 rental units, all of which would be affordable. Apartments would be available to residents 62 and older. It would also have approximately 2,400 square feet of retail space along Main Street, preliminary plans showed.
It would be at the corner of Main Street and Scranton Avenue on the site of a former Cape Cod 5 bank and a motel that has since been demolished.
The planning board members voiced concerns over the plans. ....

The remaining 24 articles will be voted on and debated June 28. Those include petition articles related to plans to turn the golf course at Cape Cod Country Club into a solar overlay district and a petition article to change “Christopher Columbus Day” to “Indigenous Peoples’ Day.”
Some of the 24 articles slated for the June session could be approved ahead of schedule through a blanket vote on April 12, if members opt not to hold them for discussion, Assistant Town Manager Peter Johnson Staub said in an email. Most of the petition articles, however, will not be considered for approval without debate so that there can be a full, in-person debate on June 28. ....
