The Duluth Economic Development Authority approved a development agreement Wednesday evening that could lead to the razing of the Esmond Building, formerly known as the Seaway Hotel, and the raising of a new apartment building in its place.
Merge LLC an offshoot of Merge Urban Development of Cedar Falls, Iowa proposes to construct up to a 45-unit apartment building at the southwest corner of Superior Street and 20th Avenue West in Duluth s Lincoln Park neighborhood at a estimated cost of about $9.25 million. Green Bay Shipyard Development Moves Forward

GREEN BAY, WI (WTAQ-WLUK) – It’s been more than five years since the idea was first proposed to redevelop vacant riverfront land in Green Bay, now known as The Shipyard site. Very little has happened in that time, but now a project is one approval away from requiring city action on its part of the plans.
As FOX 11 first told you more than a year ago, Merge Urban Development plans to build 225 apartments units on the north end of the Shipyard site. Now the $21 million project is a city council vote away from breaking ground next year. ....

Time soon may be running out for the Esmond Building, formerly known as the Seaway Hotel.
A previous effort by Minnesota Opportunity Zone Advisors LLC to put together a plan to renovate the Lincoln Park building has been abandoned, due to the challenges of reconfiguring the structure and its poor condition, as reported in Perfect Duluth Day.
Now, the Duluth Housing and Redevelopment Authority, which owns the Esmond, is working with a new would-be partner: Merge Urban Development of Cedar Falls, Iowa. And this time around, plans call for the Esmond to be demolished, clearing the way for a new building with retail on the ground floor, topped by three more floors that would accommodate 42 units of rental housing. ....

GREEN BAY - A five-story climbing wall, million-dollar riverfront views, a private dog park, electric vehicle charging stations and a yoga room.
It might read like a wish list for a dream home, but those are just a few of the amenities apartment and condominium developers will include, or have proposed including, in Green Bay area multifamily projects under development right now.
Six large, multifamily projects under development will add more than 600 apartment units and 145 owner-occupied condominiums to the Green Bay area market in 2021 and into 2022. Merge Urban Development, an Iowa group that is about to start work on an 85-unit apartment building in Ashwaubenon, is also working out terms with Green Bay on a proposal to build 225 apartment units in the Shipyard Redevelopment Area, off South Broadway north of the ....
