Columbus home prices jump nearly 17%

The average Columbus-area home cost nearly $300,000 in April, $40,000 more than a year ago, according to figures released Friday by Columbus Realtors.
April s average sales price was $291,900, almost 17% higher than last April s $250,409. In the past five years, the average price of a central Ohio home has risen nearly $100,000.
Rising prices show no signs of dampening demand, which is fueled by exceptionally low interest rates and stay-at-home workers. Sales of central Ohio homes jumped 23% in April over last April (when the pandemic was starting to take hold).
Homes sold in an average of 16 days during the month, a record low for central Ohio. Homes under $350,000 were listed only 13 days before selling, on average. ....

Historic low interest rates and a lower number of home listings add up to a seller’s market in the Lima region.
LIMA Realtors in the Lima region are looking for another strong year in home sales, with the average price of a home sold in January being $153,334.
That’s a 25% percent increase from a year ago January, which saw the average price at $122,391.
“It’s too early to say if it will continue to be a seller’s market, but this is a good sign,” said Bailey Joseph, president of the West Central Association Board of Realtors. ....

Single-family home sales last year in Trumbull and Mahoning counties, and for just how much they sold, eclipsed figures from 2019 notwithstanding two hurdles a lack of houses on the market and the viral outbreak.
A glut of buyers competing for scarce good, quality homes and historically low interest rates, in part, fueled the rise, said Steve Ferrebee, branch manager for the Howland office of Berkshire Hathaway HomeServices Stouffer Realty.
“We’re seeing as soon as a home hits the market, if it’s priced right in a neighborhood that is desirable, it’s getting four, five, 10 offers on it within 48 hours,” Ferrebee said. “Normally, they are going pending within 48 hours, especially if it is a quality home and ready to move into … there are so many buyers out there right now that are trying to find a home that it’s crazy.” ....
