Planning commissioners ask staff to look beyond easy

Commissioners asked city staff to look for alternative locations to fulfill housing opportunity requirements as outlined in the state mandated Regional Housing Needs Allocation (RHNA) in the latest round of the Housing Element update at the March 11 Galt Planning Commission meeting.
City staff and consultants Amy Yang and Rick Rust from Mintier Harnish met with the commission in February to give an overview of the state requirements for the Housing Element, which included providing zoning for 1,926 new housing units during the 2021-29 housing cycle. Of the nearly 2,000 new units, 404 need to be accessible to very low-income families, 243 for low income, 379 for moderate income and 900 for above moderate income. ....

Planning gives feedback on housing element

At the Galt Planning Commission meeting Thursday, Feb. 11, commissioners gave feedback and ideas on items pertaining to the Housing Element update project. Staff presented commissioners with current zoning maps, and gave an initial outlook of what future uses could look like in order to satisfy new state housing mandates.
According to the new state and Sacramento Area Council of Governments (SACOG) mandates, the city of Galt must provide zoning for 1,926 new homes during the 2021-29 Housing Element â 404 of which need to be allocated for very low income, 243 for low income, 379 for moderate income and 900 for above moderate income. The 1,926 housing unit increase would boost Galtâs housing inventory by 31%, if all units were built in that eight-year period; 34% of those new homes will need to be in the low income categories. ....

Galt prepares to adopt new state housing element

On Jan. 14, Galt Planning Commission held a public presentation detailing the implementation of new housing requirements set by the State of California. The update to the existing 2013-21 Housing Element (which is one of 10 elements in the cityâs General Plan) addresses both current and future housing needs, the opportunities and constraints with respect to housing production, and the policies or programs necessary for the city to carry out those needs.
Updates to the Housing Element are required every eight years. Each planning period must address new state laws enacted since the last planning period.
Craig Hoffman, community development director for the city, summarizes this periodic development as a means to âidentify and analyze existing and projected housing needs in an effort to preserve, improve and develop housing for all economic segments of the community.â ....
