City Council Does Not Go Along With Keeping Large Old Orchard Knob House As Duplex Tuesday, July 13, 2021 The City Council on Tuesday night did not go along with a request to allow a large old Orchard Knob home to be a duplex as it once was. The six-bedroom home at 1813 E. Fourth at one time was a triplex, but it lost its "grandfather" status when there was a fire in the bathroom. It is currently zoned for a single family dwelling only. Josh Legg asked the City Council to allow it to go back to R-2, saying it is metered for two different living spaces. He said the cost would be high to convert it to a single family home.

At the Monday meeting of the Planning Commission, Chris Anderson and Rocky Chambers representing Green Tech Homes received approval for a modification to the original PUD. Phase I is currently under construction, and Mr. Anderson said this is the most successful development that Green Tech has done. Of 93 houses in the original plan, 40 have been sold, he said. The amendment will permit Phase II that is adjacent to the original PUD, in the 8100 block of Hitchcock Road, adding 47-1/2 acres, and another 120 units for a total of 227 dwelling units when the development is complete.

City Council Set To Pass Ordinance Dealing With Vegetation Requirements On Steep Slopes Tuesday, March 16, 2021 City Council members said they plan to pass next Tuesday on first reading a new vegetative ordinance for construction on steep slopes. It would go into effect on July 1 and be reviewed after a year. Chairman Chip Henderson said he also wants action on a recidivism ordinance, in which there would be penalties against developers who repeatedly violate regulations. City Councilman Darrin Ledford said, "It's not a magic pill, but it's a great step forward." He said the ordinance "encourages a stay away from steep slopes mentality" and he said it called for retention of existing trees and shrubs, planting of new trees and use of native species.
