The city issued building permits April 29 for the $26.4 million construction of the Aventon Sorraia, a $52 million apartment community planned near Jacksonville International Airport. Raleigh, North Carolina-based Aventon Companies is the developer and Aventon Construction South LLC is the contractor. The 24 permits are for 437,519 square feet of apartment, clubhouse, garage, pavilion, mail kiosk and trash compactor buildings. The 324-unit development previously was called Aventon Jacksonville North Apartments. The company paid $4.25 million for the property at 13163 Ranch Road on April 15, according to the deed recorded April 20 with the Duval County Clerk of Courts. ....
The 45,505-square-foot center was developed in 2005-06 on 7.76 acres. Main Street Place bought the property from First Coast Land Development Inc. Valley National Bank of West Palm Beach financed the deal with an almost $6.65 million mortgage. Jonathan Heldenbrand, managing director and president of Proper Commercial Real Estate, represented the buyers’ group. “That site was developed before the large River City Marketplace and has thrived since day one,” he said by email April 13. Heldenbrand said the property is fully leased. Anchors are Casa Maria Authentic Mexican Restaurant, Wing-It, Jacksonville Orthopaedic Institute and Fresenius Kidney Care. “Our plans are to keep reinvesting into the property to keep it as one of the Northside’s best community centers. It is a 5,441-square-foot project. Juicy Crab franchisee Leo Chen in Atlanta said Feb. 4 he expects to open the River City Marketplace restaurant about five months after the permit is issued. Starbucks at San Jose The city issued a permit March 30 for Elfrink Custom Construction Inc. of Oviedo to build the 2,533-square-foot shell building for Starbucks and a dumpster enclosure on 0.64 acres at 5640 San Jose Blvd. at a cost of $508,000. ....
