People who invested up to £100,000 each in off-plan apartments at the Baltic Triangle development have asked its new owner Legacie Developments to help them salvage their investments.
Work on the 145-apartment second phase of Parliament Residence – previously being delivered by a vehicle of developer Assetcorp called AC Parl Street 2 – stalled at the end of last year. Liverpool-based Legacie last week stepped in to buy the scheme for around £6m. However, the acquisition means investors could lose the deposits they have paid to buy the one- and two-bedroom apartments being developed. This is because AC Parl Street 2 took out loans from Collateral Investments to progress the development, and the funder – a secured creditor – is now expecting to recoup ....

What will happen to my deposits, which are used to build this project after LPA sale? Will Legacie complete the leases? This is a serious issue and I hope we’re protected.
This is a great lack of vigilance. Previous investors who invested here each lost hundreds of thousands of pounds and are now excluded. Legacie will make money by reselling it from scratch. Where is the victim investors’ money? Who will pay for this?

The second phase of the 145-apartment scheme in Liverpool’s Baltic Triangle has been placed into receivership after work stalled in November.
LPA receiver David Currie & Co has been appointed to recover a charge lodged by investor Collateral Investments from AC Parl Street 2, the special purpose vehicle set up by developer Assetcorp to deliver the project, according to a Companies House filing.
David Currie, director at the LPA receiver, told
Place North West his company had been instructed to find a buyer for the site to recover Collateral’s investment.
Several stakeholders have contacted
Place North West in recent weeks to express concerns about money they are owed by the developer in relation to the stalled project. ....
