The Pleasanton Planning Commission on Wednesday is set to consider a proposal by the city planning staff to require that the front 60% of all Main Street buildings be genuine retail.

The retail mandate just started recently with the newly adopted Downtown Specific Plan in 2018, which required that the front 25% of Main Street buildings be retail ( active ground-floor use in planner talk, which includes restaurants).
So, why not up the retail mandate to 60%? Main Street cannot support the kind and quantity of retail the planners are proposing to require. The building spaces are too small, the parking is far away and there are not enough customers to support that much retail on Main Street. Instead of increased vitality, we will get empty buildings and struggling businesses the opposite of vitality. ....

The Pleasanton Planning Commission is set to consider proposed modifications to the Downtown Specific Plan on Wednesday, including requiring more active businesses in ground-floor units on Main Street.
The recommendations from city staff, which follow a City Council discussion last month on commercial activity downtown, include more than doubling the amount of space ground-floor businesses on Main Street must devote to a defined active use.
The Downtown Specific Plan, updated in August 2019, includes the active ground floor use overlay policy, which mandates first-floor commercial operations must be the type of business designed to promote an active pedestrian environment, such as retail and restaurants. ....

Jewish Center Building to Undergo Improvements

PLEASANTON â Rabbi Raleigh Resnick is hoping to turn the Chabad Center for Jewish Life building into a community centerpiece, following the Pleasanton Planning Commissionâs unanimous approval of a beautification plan to refurbish his synagogue in the city.
Resnick, leader of the Orthodox Jewish Center, said the panelâs April 14 approval of the synagogueâs improvement project was a beautiful finale to a long process.
âIâm just thankful to God and to all the participants that weâve reached this milestone,â said Resnick, who has directed Chabad of the Tri-Valley since 2005. âThis will, God willing, be a centerpiece to the community.â ....
