Luxury home market in Wilmington area stays hot, depleting supply

The luxury home market in the Wilmington area shows no sign of slowing down.
According to a news release from Kathleen Baylies of Just For Buyers Realty in Wilmington, April set an all-time record for that month with $58.4 million in sales of luxury homes defined as homes with asking prices of $1 million or more in New Hanover, Brunswick and Pender counties.
All told, 35 luxury homes were sold in the Wilmington area in April as opposed to 10 (for a total of $17.8 million) in April of 2020.
All of that activity is putting a dent in the inventory of luxury homes in the three-county area. ....

Wilmington luxury home sales stay strong, set record in February

The most expensive home to sell in the area? That distinction goes to the 3,200-square-foot house (four bedrooms, five bathrooms) at 978 South Bald Head Wynd on Bald Head Island, which was sold by Doug Oakley of Intracoastal Realty. It sold for $2.4 million on Feb. 8.
Not only are homes selling for a lot of money, they re selling quickly. The average length of time on the market for a million-dollar home in the Wilmington area was 99 days, down from 131 days just a year ago.
Its easy to wonder how much longer the luxury market will continue to set records,” Baylies said in the release. “But when you look at how many homes went under contract in February a total of 33 it’s pretty clear the record setting trend isn’t anywhere near close to being over.” ....
